Real Estate Cycles of Aging Homes

Real estate is rather similar to fashion: there are trends and styles that come and go. What is hot today will not be hot tomorrow. I find it fascinating.

Growing up my Dad worked for a large corporation that required that to be promoted he had to move. My Dad was hard working and successful and we moved a lot. My folks knew when they bought at house that they’d be selling it in 3-5 years. They knew that they had to buy something that they could easily sell. This is why they favored new construction. It worked. Their homes always sold easily and they did very well with their real estate investments.

This leads me to scenario #1: new homes. They are the latest in what’s popular. Builders build homes to sell them and make a profit. They study the market and are absolutely on the cutting edge of the latest trends. What is hot right now is ultra contemporary. Houses with dramatic expanses of flat and angular roofs, big windows with soaring vaults, great rooms, massive master suites, these are all part of the current formula.

Scenario #2: a house that is 15-30 years old. These are the houses that used to be hot, but the styles have changed. They are also just new enough that everything still works, but that the useful life of some of the expensive components (think roof, furnace, air conditioning) is nearing the end of its expected life. I think this is the roughest stage in the life of a house. Buying one of these houses will be a great value. Here in LO, you’ll get a lot for the money. The houses have the big spaces with good sized rooms and 3-car garages, but probably need remodeling. It takes money to bring these houses in line with what is “hot”. You’ll get out of them what you put into them. They are a great investment.

Scenario #3: the golden age that stretches into the future. These are houses that have aged past what is “hot” and have become classic. That is what is happening right now with houses built between 1960 and 1980. The NW Contemporaries that were so popular when they were built have become architecturally important and truly stunning when in good condition. This is the time when all of the maintenance and up keep pays off. A house that is well cared for through the ages will remain a great investment and hold onto and build in value. This golden age includes the post WWII cottages in First Addition, the farm houses and bungalows in Lake Grove, and the 1950’s daylight ranches in Palisades. These houses have aged to a point where what’s in style no longer impacts them, they are classic.

As a house ages the various owners will be making lots of decisions about improvements and remodeling. That is human nature. I want to make what I think is an important point: respect the era of the home. Please don’t try to make a 1923 bungalow into a contemporary by taking out all of the original wood work and tearing out all of the walls. I showed a bungalow just recently that my buyer was super excited to see. We walked in and there it was, a massive, floor-to-ceiling fireplace completely refaced in lava rock. I’m sure it seemed like a good idea in about 1980, but today it’s an eyesore. The house would be so much more desirable if the original fireplace was still there. Do upgrade components like the furnace. Do upgrade the energy efficiency. Do the maintenance and keep the house clean and painted. But also appreciate the architecture of the original design. If that is respected, the house will truly shine.

I want to end by showing the before and after of a 1982 house in Mountain Park. This is a perfect example of how a style reaches the “classic” status. The before photo was from when the house sold in 2011. It had grown a little “tired” but had all of those great contemporary lines. The after photo is from about a month ago. The current owners appreciated the clean lines and have made that house shine, all while honoring the original design. This house is aging well. It sold in about 12 hours when it hit the market.

None of this is based on anything more than my observations. I love new homes, and I love older homes. Houses are pretty interesting, if you ask me.

The Lake Oswego real estate market remains strong and is singing right along. Last week new listings were down a bit at just 14, which is totally logical considering it was a big holiday week. Pending sales remained strong at 27, and closed/sold properties were steady at 18.

Fireworks Spectaculars!

Lake Oswego, for the first time, will have two full-on fireworks displays.

Traditionally the Lake Corporation has hosted the big event. It’s done from a barge in the middle of the lake and it’s pretty special. There’s a guy with a trumpet who plays the National Anthem right before it begins and the sound of that music drifting over the water gives me goose bumps every year. It’s a great show that begins at around 10pm and lasts a good 20-30 minutes.

There has been concern in the past that even though this is a great event, viewing it isn’t so easy if you don’t live on the lake or have an easement on the lake. Because of this the City of Lake Oswego has stepped up and they too are hosting a fireworks display. This display will be set off from the beach at George Roger’s Park. The intent is that viewing will be easy from the park’s upper ball field and also from Millennium Plaza Park. This event is projected to last about 20 minutes.

I’m thinking I want to find a spot between the two and have fireworks in stereo!

Sure seems like time is flying! We are already at the end of June and 4th of July is next week. Featured Property: 19 Juarez St

This is just a stunning house. I am super excited to be representing it’s owners as it is sold. Full disclosure, the house received an accepted offer the day it was put up for sale. I think this speaks to two things. First, contemporary homes are super popular right now. I’ve been in this business long enough to remember a time when traditional homes was what was hot and the contemporaries were slow to sell. That is not the case in 2018. Contemporary homes are hot, hot, hot. Second, it pays to take good care of your property. The owners of this house have really enjoyed it and done improvements over the entire time that they have owned it and it shows.

The house is in Lake Oswego but just across the county line into Multnomah County. It is part of the Mountain Park Home Owner’s Association. This means it has access to the wonderful rec facility with swimming, weightroom, basketball, a big reception room, and 15 miles of walking paths.

It was built in 1982 and has 3584 square feet with 3 bedrooms, 2 bonus rooms, a living room, and a family room. It’s a 2 car garage. There are valley views to the South and 6 big decks take advantage of those views. The asking price was $739,900. We are in escrow and going through the home inspection process. I am confident of the solidness of the current buyer, but I am also keeping a list of people who want to be contacted if it comes back onto the market. Be Careful When Wiring Funds

One of the urgent issues that has developed in real estate, and in pretty much any area where large amounts of money are being transferred via wire, is wire fraud. We are all learning to be defensive in what we open that comes into our email in boxes. Never open a link from someone you don’t know, that sort of thing. But the wire fraud scam is very clever. Here is how it works. Thieves hack into email accounts and look for activity that could be a good target. Things like emails from Realtors and Title Companies. They then do an outstanding job of duplicating the official look of the people involved and they watch and wait for when it looks like the sale is coming to the point of money exchanging hands. Then they strike by sending out an official-looking email that tells the recipient to wire their funds needed to close to an account that they have set up. Being a good party to the transaction, the victim wires the requested funds. Boom. They’ve just been ripped off.

The biggest victim I’ve heard of using this technique was Southern Oregon State University. In the course of building a new building on campus they fell victim to someone claiming to be a contractor who needed to be paid. The loss was over a million dollars.

So beware. Realtors and Title companies know this is going on and are taking strong measures to protect clients. I personally have set up a double layer password system that requires a code sent to my cell phone to access my email account. From my end I am working very hard to not be hacked. But there are a few things that you can do as well.

1. Protect email accounts: Perpetrators of wire fraud often carry out their crimes after having hacked an email account. Use a strong password, change it periodically and use two factor authentication on any accounts used in connection with real estate closings. Customers should be strongly encouraged to do the same.

2. Call, don’t email: Customers should confirm all wiring instructions verbally before transferring funds. They should independently verify the phone number of the settlement agent or closing attorney (e.g. website, purchase contract, business card, etc.).

3. Be suspicious: It’s not common for wiring instructions and payment info to change. It’s also not common for the lender to provide wire instructions. A good mortgage company will never provide wire instructions to its homebuyers.

4. Confirm it all: Customers should ask their bank to confirm not only the account number but also the ABA routing number and the name on the account before sending a wire.

5. Verify immediately: Customers should contact the settlement agent or closing attorney to validate that the funds were received. Detecting that funds were sent to the wrong account within 24 hours offers the best chance of recovering the money.

6. Forward, don’t reply: When responding to an email, click on forward instead of reply and then start typing in the person’s email address. Criminals use email addresses that are very similar to the real one for a company. By typing the email addresses, it’s easier to identify if you’re a target of fraud.

7. Use a cashier’s check instead: Customers should consider not wiring funds at all. They should speak with the settlement agent or closing attorney about the procedures for using a cashier’s check instead of sending their funds by wire.

Be smart and be safe out there.

Market Activity May 21-27, 2018

Looking at the real estate activity in Lake Oswego last week what stands out to me is just how balanced it is. We had nearly identical numbers with 28 new listings, 25 Pending sales, and 29 closed sales. This means that properties are coming onto the market at the same rate that they are selling. Fun with Fido

Hazelia Field’s “shy” dog park
The livability of a community has so much to do with what is available to use and to enjoy. It’s a big part of the reason that I personally moved to Lake Oswego and why I continue to enjoy living here. This is important to me for my own enjoyment and also for the enjoyment of those I love, including my pets.

I think it’s rather impressive that a town the size of LO, not a very big town with just shy of 39,000 people, has 4 dog parks. All 4 of them have off leash areas.

A well-earned drink
Pilkington Park (19043 Pilkington Rd) and McNary Park (47 Becket) both have big grassy areas that allow dogs to enjoy off-leash play. These parks are not fenced in. They are open from March 15-September 15 each year.

Hazalia Field (17800 Stafford Rd) is the most impressive of the off-leash dog parks. It has two separate fenced in areas, one for normal dogs and one for shy or timid dogs. Seriously, do you know of any other town that has an off-leash dog park for shy dogs? The fenced in areas are impressive with double-gated entries to allow you to enter the park with your dog leashed and then take the leash off before you open the second gate to let them charge out to play. This park is open all year round.

Well-designed entry
The newest dog park, and what prompted me to want to write this post, just opened about a mile from my house in West Waluga Park (15775 Waluga Dr). Like the park at Hazalia Field it has a big fenced in area with a double-gated entrance. This park is open March 15-September 15.

A well-exercised dog is a well-behaved dog. With this beautiful spring weather get out there and let Fido loose. He needs a good romp just like the rest of us.
