I will be holding it open this Saturday and Sunday from noon to 3pm. Please park on Peter’s Rd.
This is the sort of property that rarely comes up for sale in this price range in Lake Oswego. Priced at $925,000, it is all on one-level, has an attached, 3-car garage, and backs to a park. Those 3 elements, for less than $1,000,000, is just flat out rare.
Built in 1971, it has been extensively remodeled and updated. The kitchen and all 3 bathrooms are new. All of the windows and flooring are new, as are the light fixtures and doors.
The kitchen features gas cooking, stainless steel appliances and granite counters.
The primary suite has a sitting room, and the bath features double sinks, marble, a custom walk-in shower, and a free-standing soaking tub.
Located in Mountain Park, the home belongs to the Mountain Park Home Owner’s Association. Dues are $526 every six months and allows the owner to enjoy a lap pool, a recreation pool, basketball, a gym, and 15 miles of walking paths.
Did I mention that it backs to a secluded park with a playround? You can watch children on the swings out the back window and there is a gate for quick access.
The property is shown by appointment only. Please call either Linda or myself to set up an appointment.

I am super excited to tell you about this wonderful condo in the Eagles Crest Condominiums. It is 780 square feet with 1 bedroom and 1 bath. It has a 26 foot deck for outdoor entertainment and relaxation. OK, those are the basics, but there are two features that make this property a stand out.
First, it has sweeping Easterly views. You look out across the metro area to the East where you can see the Willamette River and twinkling lights of the city. The owner will get to wake to sunrises and have serenity of the sky from the main rooms of the home.
Second, this Home Owner’s Association is pretty great. I’ve sold lots and lots of condos. It just isn’t very often that an HOA impresses me. This one impresses me because with all of the features it offers, the monthly fee is relatively low. For $333 a month you get a pool, sauna, party room, game room, exercise room, sauna, on-sight management, water, sewer and garbage. Then, and this is unusual, the HOA owns half a dozen guest suites. They are basically hotel rooms that you can rent if you have house guests. The rent is $50 for the first night and $20 for each subsequent night. That is a deal! Suddenly the one bedroom condo is bigger than 780 square feet.
This sweet condo is priced at just $189,900. The price makes it ideal as an investment (there is no rental cap), or for someone wanting to live in LO for under $200,000. It’s also ideal for an older person who needs easy living with no stairs. Entry into the building is on the same level as the condo. So for basic coming and going there are zero stairs. But if you do need to go downstairs to get your mail or to retrieve something from your storage unit, there is an elevator.
Please give me a call if you have any questions. I’d love to show it to you. -Dianne, 503-803-6298.
I am pretty excited to tell you about a new listing. Located just South of Lake Oswego in a rural area known as Stafford, this house sits on 30+ acres. 26075 SW Mountain Rd was built in 1977 and this is the first time it has ever been offered for sale. It says a lot about a house when it is enjoyed by the same family for 43 years.
The house has 6297 square feet that includes 5 bedrooms and 3.5 baths. A great room addition was ut on about 15 years ago that features a 21’x20′ gourmet kitchen. This kitchen has 2 ovens, 2 dishwashers, and 3 sinks. It’s the sort of kitchen that avid cooks dream of. There are expansive windows that let in Southern light and look out across the land.
The land has 2 lots. 6.46 acres contains the house and a 90’x35′ barn. The second lot is 24.7 acres and it is approved for 2 building sights. There are extensive raised beds, a fruit orchard, and gorgeous landscaping. The 24.7 acres was used for many years as a deciduous tree nursery. It has a well that has not been tapped as well as drainage tiles.
The asking price for this gorgeous property is $3,500,000. If you have questions or would like to see this property, please give Dianne a call at 503-803-6298.
One of the things that Linda and I like to do is introduce you to really interesting houses for sale here in Lake Oswego. One of special significance came onto the market this week, a 26 acre estate.
It’s just so rare to find a large piece of property like this anywhere in the Portland metro area, but especially here in Lake Oswego. Land is just so valuable that most of it has been divided up and turned into neighborhoods. Sure, you can find houses on acreage if you go South down to Stafford, but to find something that is literally walking distance to a coffee shop, that is special.
What it takes for something like this to occur are home owners who want the lifestyle of living on what is basically a small farm. This land has a barn, stables, an orchard, a pond, an arena and a caretaker’s cottage.
The house itself is also very special. Designed by Roscoe Hemmenway and built in 1951, it has 5114 square feet, 6 bedrooms, and 4.5 bathrooms. The list price is $7,999,000.
Hemmenway was a very well-known Oregon architect. He was a class mate of Richard Sundeleaf and graduated from the U of O school of Architecture in 1922. He had a highly respected career and designed over 300 homes. The largest concentration of Hemmenway houses are in Dunthorpe. He is best known for the Colonial Revival style and took great pride is maintaining the historic details of the design.
Yes, Lake Oswego has lots of multi-million dollar homes, so the price is not what is significant. What is significant is that now is one of the few opportunities that a property of this nature is available.
My thanks to the listing agent, Diana Harrell with Premiere Property Group, LLC. (503-890-2738, firstname.lastname@example.org) for allowing me to feature her listing.
If you would like more information, please give Linda or me a call. We’d love to be of help.
There are two elements of being a Realtor that I really love: working with people and looking at houses. Neither ever gets old. It’s super dynamic and interesting.
I get to look at lots and lots of houses. When a house is “architecturally interesting” it perks me up and I literally feel the excitement and energy of the brilliance of design. The houses of Bob Rummer do this to me.
They’ve always been interesting. I truly have loved them from the first time that I laid eyes on one. Today they are experiencing a resurgence of popularity. They share common elements with the modern homes being built today. They feature an open floor plan and well thought out design. Remember these homes were being built in the 1960’s when the common ranch style floor plan was being widely built. The layout is a U shape with the open end of the U facing the street. Typically there is a wall with a front door facing the street. While they do have curb appeal, they are understated. When you go through the entry you find yourself in a central courtyard that is walled with windows, and often sliding doors, that take you into the various elements of the floor plan. One side of the U is the noisy area of the house: the kitchen, the laundry, the garage and utilities. The opposite side of the U is the quiet area: bedrooms and baths. In the middle is a huge open living room with walls of windows that look both out to the back yard and into the courtyard.
I recently read that Bob Rummer is still alive. He’s 91 years old and still owns Rummer Homes Inc. He estimates that he’s built about 1000 houses. Rummers are scattered all over the Portland Metro area, including here in Lake Oswego. Most of the houses are about 1800-2000 square feet. They were built for modern middle-class families and originally sold for about $35,000. Today they fetch far more than that. Several have sold recently. They sell within days. Everyone wants a Rummmer! Recent sales range from $564,000 to close to $800,000. There is currently a Rummer for sale here in Lake Oswego for $699,900.
If you’d like more information, please give Linda or myself a call. We’d love to be of help.
This is just a stunning house. I am super excited to be representing it’s owners as it is sold. Full disclosure, the house received an accepted offer the day it was put up for sale. I think this speaks to two things. First, contemporary homes are super popular right now. I’ve been in this business long enough to remember a time when traditional homes was what was hot and the contemporaries were slow to sell. That is not the case in 2018. Contemporary homes are hot, hot, hot. Second, it pays to take good care of your property. The owners of this house have really enjoyed it and done improvements over the entire time that they have owned it and it shows.
The house is in Lake Oswego but just across the county line into Multnomah County. It is part of the Mountain Park Home Owner’s Association. This means it has access to the wonderful rec facility with swimming, weightroom, basketball, a big reception room, and 15 miles of walking paths.
It was built in 1982 and has 3584 square feet with 3 bedrooms, 2 bonus rooms, a living room, and a family room. It’s a 2 car garage. There are valley views to the South and 6 big decks take advantage of those views. The asking price was $739,900. We are in escrow and going through the home inspection process. I am confident of the solidness of the current buyer, but I am also keeping a list of people who want to be contacted if it comes back onto the market. Please let me know if you want to be added to that list.
If there was an encyclopedia for real estate, under “beautiful house” would be 2990 Glen Eagles Rd. I think there are two reasons that this house is a stand-out property. First is the location. The neighborhood is very quiet with very little traffic. Yet it is in the Northwest area of Lake Oswego that is close to Boones Ferry Rd, Kruse Way, Hwy 217 and I-5. Shopping, restaurants and schools are all nearby. Second, it’s on .38 of an acre that backs to a green space. Most newer homes are in newer neighborhoods on lots that are dictated to be small by the zoning. This house is not just one more newer house in a newer neighborhood. It is located in an established older neighborhood of large lots and custom homes.
The house features 4 large bedrooms, 2.5 baths, a great room floor plan, a huge den, and a family room. It’s a total of 3787 square feet. There is a 200 square foot covered deck off of the great room that looks out to the trees and is usable year around. Built in 2010, it is that perfect age where it is still so new and yet the yard is established and the blinds have been put in. The kitchen is amazing! There is a huge cooking island but the real feature is the Jennaire stove. It’s gas with 6 burners plus a pancake griddle. It also has a double oven and a commercial-grade hood. The price is $1,190,000. This house has 4, count them with me, 4 lake easements.
I’ll be holding the house open this Sunday from noon to 2pm. Please come and see it!
I am excited to introduce to you my new listing at 9 Becket. This is one of those “opportunity houses”. In other words, it needs a total remodel.
Located in Mt. Park, it is 3115 square feet (does not include 518 square feet of unfinished basement) for just $489,900. It’s the largest, cheapest house on the market in Lake Oswego right now. It was built in 1981 and the current owner has owned it since 1985. That says a lot about how great a house is because the current owner simply had no reason to leave. According to the current owner, it was also a part of the Street of Dreams in 1981. It comes with features that today are expected in high-end homes. Things like double sinks in the bathrooms and a master bath with both a soaking tub and a custom tile shower. The floor plan is wonderful and is suitable to today’s standards with a very large kitchen and 2 family rooms. Today they call it a family room and a bonus room, but you get the idea.
What this house needs is a new owner to love it. The interior finishes are pretty much all original with brown tile from the 80’s, lots of wall paper, and, yes, even some pink carpet. It is being sold “as is” and will require either cash or rehab financing. It will take money to re-do what is needed and that is why it is priced the way that it is.
Here’s some brief stats:
Built in 1981
3115 square feet
2 1/2 baths
Shake roof that is only 10 years old
Gas furnace that is only 5 years old
Gas hot water
Stephenson Elementary School
Wilson High School
2-car attached garage
Mt Park Home Owners Association is $80/month for the rec facility with swimming, basketball, fitness classes, and exercise equipment. Also about 8 miles of walking paths.
Taxes are $7985/year
Did I mention that this house is surrounded by homes of much greater value? This truly is an opportunity.
I will be holding this house open October 3rd from 11 to 1, and then again October 7th from 12 to 3. If you have questions or would like to see it sooner, please give me a call at 503-803-6298.
Happy house hunting,
