  1. 15 new listings for the week is about average. If you go back through the weekly reports, you’ll see that this is pretty much how it goes. We get the occasional week with fewer, and in the spring a few weeks with many more. So I am not alarmed by 15 new listings. It isn’t an indication of increasing foreclosures. After seeing your comment, I went back into the data. Of the 15 houses, only 1 is a foreclosure.

    What bothered me this week was seeing the pending sales back down. It doesn’t matter how many are coming onto the market as long as a similar number is selling. Last week only had 6 houses go pending. That is a drop from the activity of January and even December. So we have hit a little lull.

    The market does fluctuate. I want to see the pendings go back up.

    And an FYI. Linda and I go through the data and do not include “refreshed” listings. These are listings that grow old and get re-listed with new MLS numbers. We try to reflect genuinely “new” listings. If I had included all of the listings posting as new in the RMLS, there would be 29.
