The LO PD

Why do people move to Lake Oswego? Schools is probably number one. It’s why I moved here. Great restaurants, parks, shopping, those are good reasons as well. But there is another big factor. I don’t think it gets discussed much, but that big factor is that this town just feels really, really safe.

Because property values are relatively high, the property taxes that support the community do a great job of funding our schools, but they also do a great job of funding our police department.

I have had two experiences with the Lake Oswego police in the 23 years that I have lived here. The first happened within months of moving into our home. My husband left his truck unlocked with his briefcase inside. Someone stole his check book out of his brief case. We called the police and a patrol car arrived within about 20 minutes. They took a full report and then took the time to give us advice on how to stop miss use of that check book. I think in most towns such a small incident would have led to being asked to fill out some sort of a form and file it as opposed to having a patrol car show up and personally assist us.

The second incidence happend not to long ago and is what prompted me to write this post. Last August I was in a vehicle accident on Boones Ferry Road. Thankfully, no one was hurt and it all was worked out to everyone’s satisfaction. However, my little dog got tossed off the passenger seat of my car and had a slightly bloody eye. The officers who responded to the accident were just so kind. They literally told me, we’ve got this taken care of here, please take your dog to the vet. Truly, they were so kind. My little dog ended up being fine, with no serious injury.

Here’s a tip for driving through Lake Oswego, don’t speed. There are patrol cars every hour of every day. Just don’t speed.

Here’s another tip: there is a 11:00pm curfew for teenagers under the age of 18. Kids are simply not allowed on the streets unaccopanied by adults after 11:00pm. I raised good kids, but I also liked them knowing that they could not hang out with friends late at night on the streets. They had to be at home, and they were.

I’m sure that others may have stories about the LO PD that have a different take on how they operate. But I can honestly say that I have had nothing but positive experiences with the local police department. I just feel safe here and I feel like my family is safe here. Thank you LO PD, I appreciate all that you do.

Market Activity Report May 10-16, 2021

Last week in Lake Oswego there were 15 new listings, 27 properties that moved into pending status, and 29 sold/closed sales.

I want to point out two things. This market is moving so fast that houses are going pending before Linda or I pull up the data to do this market activity report. This skews the numbers for the new listings because they are going pending so fast that they are not showing up in the new listing data. Second, I want to point out the opposite. Not every property is selling in just a couple of days. In the pending properties 7 out of 27 sold in a few weeks. In the sold properties 6 out of 29 sold in a longer period of time. This happens. Don’t beat yourself up if you don’t sell over night and for more than asking price. Real estate has lots and lots of variables and nothing is cast in stone. This is also why it’s important to hire a really great Realtor.

The Gnomes are Back!

I had a great walk this morning that began and ended at Foothills Park. As I started out I came across this sign.

The sign itself is pretty informative. As it explains, the City of LO is putting 3 gnomes, Blossom, Greenie, and Oak, into 3 different parks. They will be moved each month between April and October to 3 new parks. The idea is to find them every month in order to explore the 21 Natural areas that the City maintains.

When you find a gnome, take a selfie and post it to social media using the hashtag #LOparksgnomes. Each time you post a selfie your name will be put into a drawing. In October a lucky winner will receive their very own gnome.

Finding the gnomes is a great incentive to get out and enjoy the fresh air, which is certainly one purpose for the gnomes. Another great purpose for this activity is to educate the citizens of Lake Oswego about the Stewardship Program that is run by the City Parks and Recreation Department. The Stewardship Program organizes events for volunteers to help with the cleaning and maintenance of the natural areas. Its a fun way to give back to the community, and to meet other great citizens.

In May the gnomes can be found in these 3 natural areas: Lamont Springs, Bryant Woods, and Woodmont. For a map of the gnomes parks for the month, and more information about the Stewardship Program, click here.

3D Printed Houses

This is a bit of a divergence from the usual posts that Linda and I write where we try to focus on Lake Oswego Real Estate. Instead I decided to share something that I find just fascinating: 3D printed houses.

A company in Texas, ICON, is 3D printing houses. The company set a goal of finding a way to build houses that are more affordable, resilient, and that can be built faster. Their first house was built in 2018. it was 350 square feet and took 48 hours to print out. It was built in Austin, Texas, a place with very strict building codes. The house was fully permitted.

The printer is quite large, as you can imagine. It’s called a Vulcan II. It extrudes a cement compound called Lavacrete. It pours out 5-7 inches per second. Today, a 400-500 square foot house can be built in 24 hours.

Today, houses can be built up to 2000 square feet.

I say “built”, but I think that is a rather a loose term in this enstance. Once the shell of the house has been “printed”, it is set on a foundation and the components, like windows, doors, plumbing, etc., are added.

The printer can do more than build square boxes. It can be programed for things like curved walls and vaulted ceilings.

The cost savings is approximately half of a traditional stick built home. Partnering with Mobile Loaves and Fishes, ICON is working to build housing for the homeless.

Tree City USA

This year is the 32nd year that Lake Oswego has maintained the designation of “Tree City USA”. To have this designation a city must maintain four standards: have a Tree Board that brings together Parks, Recreation, and a Natural Resources Advisory Board; have a tree ordinance; spend a minimum of $2 per capita on urban forest management; and proclaim and celebrate Arbor Day annually.

Arbor Day is the last Friday in April, and April is Arbor Month. There are numerous ways that Lake Oswego is celebrating.

Tree Pruning Workshop

April 24th, 10am to 12pm, at the Pavilion at Foothills Park. Due to covid, attendance is limited and pre-registration is required. Pruning and maintaining trees is crucial, not just for the health of the tree, but truly for the safety of the home. Our big ice storm last month was a perfect example. Lake Oswego has lots and lots of trees. That ice storm took down so many limbs and many of those limbs were distructive to property, not to mention the power outages. At my home, we had an arborist clean up our trees about 5 years ago. I have 5 huge trees on my property. In the ice storm, not one limb came down. Not one. Gnomes in Nature

Gnomes are being hidden at three parks: Foothills, River Run, and Stevens Meadows. The gnomes have names: Blossom, Greenie, and Oak. Between now and October get out to enjoy the parks and when you find a gnome, take your picture with the gnome and post it to social media using the hashtag #LOparksgnomes. Each time you post this hashtag you will be entered into a contest to win your very own gnome. Did you know that LO has over 460 acres of natural park areas? Visit lo-stewardship.org for park locations, gnome clues, and to learn more about each gnome.

Heritage Trees

Lake Oswego has annually been designating trees as “Heritage Trees” for 40 years. They are magnificent and each year when a tree is designated I like to go and see it. Most are on private property, so viewing them is done from the street, but wow, they are gorgeous. This years tree is a 55′ tall Japanese Zelkova that measures 6′ 10″ in circumference and has a crown with a 60′ spread. I honestly think that people move to Oregon, not just Lake Oswego, because they love the natural beauty and being in the outdoors. We’re now moving into the time of year when going outside is such a pleasure! I’m proud that my city, Lake Oswego, knows this and values its natural resources. Three cheers for LO and Tree City USA!

Lake Grove is getting a Farmer’s Market

As a resident of the Lake Grove area, I am just super excited about the new Farmer’s Market. It is a pilot program to gage the level of interest for a Farmer’s Market on the West side of town. The market is currently happening on Sundays from 1-5. It will run through April 25th. At that point a decision will be made as to whether or not the market will become permanent.

The market is located on Hallmark Drive between Mercantile Dr and Collins Way. There is abundant parking available at Lake Grove Elementary School

Each week there are 15-20 vendors selling produce, meats, seafoods, flowers, and hot foods. For more information and for a complete list of vendors click here.

This market is in addition to the Farmer’s Market that has occured on the East side of town at Millenium Plaza Park. That market runs Saturdays, 8:30-1:30, May 5th thru October 2nd.
