Market Activity Oct 5th – 11th, 2015

We are seeing a gradual decline in activity: Though we have 26 pending properties, 25 sold houses, there are only 7 new listings entering into the market. It will be interesting to see how this affects the activity over the next few weeks.

Market Activity Aug 24th – 30th, 2015

Summer is starting to wind down, especially with school starting. You can tell that there is just that slight crisp tone in the air letting you know that the leaves are going to start changing color and cover the ground in brilliant golds, oranges, and reds.

Market Activity Aug 17-23, 2015

I have actually noticed a little chill in the air in the last couple of nights. We are still having gorgeous weather, but I am looking forward to the slight amount of rain forecast for the weekend. My yard will enjoy it and it will be a blessing for those fighting the forest fires in Eastern Oregon and Washington.

I would describe the current real estate market as healthy but not over heated. Last week Lake Oswego had 19 new listings, 15 pending sales, and 24 closed sales.

Hello Property Blotter Readers!

Ok, I have a short post for you today as I’m running around helping clients along with Dianne and Whitney. Hopefully this will be helpful to some, though.

I constantly encounter clients who are searching in all kinds of places for properties online. I’m often amazed at getting lists of addresses people are interested in, only to find out that they’re all either Pending or Sold. ***The reason for this is that these sites (I won’t name them, but they are very popular and do a lot of advertising on television etc : ) basically suck their data out of the main database that Realtors use as their source of information; The MLS. Once they have that data, what their database does with it is anyone’s guess.

The minute a property goes on the market, its entered into and becomes viewable on the MLS. When it is Pending that’s entered and immediately viewable on the MLS.  When properties enter the market or change status to Pending, Sold, etc., these other sites have a lag time for updating their information, and they’re all different. Some hang onto properties a LONG time after they become unavailable.  So…. I highly recommend searching the MLS directly.  In addition to that, there are Good resources that offer various types of searching and stay pretty up to date.  Here are a few I recommend:

Things are moving quickly this spring. The beautiful weather is finally here (as well as the occasional spring monsoons), which has brought lots of activity in the market. This last week we saw fourteen new homes come up for sale, thirty two have started pending, and twenty three homes sold! This tells us that the houses that are now entering the market are less than HALF those that have gotten offers, the inventory can just barely keep up with the demand!

Market Activity March 09-15 2015

Today marks the official first day of Spring 2015! Flowers are blooming, bees can be seen here and there, the soft hum of frog croaks can be heard, and (if you are in the right place) the peacocks have started howling into the evening. Lake Oswego is an absolute gem when it comes to the spring time, and with the approach of luxurious weather comes our grand increase in the Real Estate market. The 10 days of the Inspection Period

Inspections! Inspections! Inspections!

So as my learning experience continues to chug along like the little real estate choo choo train that it is; I have come to really value what is found during the home inspections process and I’d like to share some of my experience with you!

First of all I cannot stress how critical the inspection time period is: From the moment an offer is accepted (and all counters are considered) your inspection period starts.

In our contract it states:
”Buyer shall have ___ business days (ten [10] if not filled in), after the date Buyer and Seller have signed this Agreement (hereinafter the “Inspection Period”), which is to complete all inspections and negotiations with Seller regarding any matters disclosed in any inspection report.”

Now! I don’t want to get too preachy, as our contract has a WEALTH of information that protects both our buyers and sellers. But this portion is super important. Basically what it is saying is that once your offer (as a buyer) is accepted then you have 10 business days to fully inspect the home that you are about to buy. At the end of the 10 business days the inspection period closes and it will be assumed that as the buyer you are accepting the house as is!

How you should see this; is as your safety net for an investment and start your inspections ASAP once you enter those 10 days. The sooner you can collect further information on the house the better, as you will want to further negotiate with the seller about the things you have found.

Now I know that those out there who have the sale of their house in mind are thinking:

“Hey wait a minute! What about me? The sale of my home is my investment as well!”

And that is absolutely correct! During the inspection period it will be critical for you as the seller to allow the buyer to perform these inspections so that they may gather the necessary information on the house, and hopefully buy it from you.
