Market Activity June 5-11, 2017

Our Market is moving right along. I’m going to step out on a limb here and give my opinion that this year is just a bit slower than last year. Don’t get me wrong, it is still a seller’s market, but it is just not quite as intense, in my opinion. Last week in Lake Oswego we had 28 houses come onto the market as new listings, 22 houses go into pending status, and 19 become closed sales. A year ago, my memory is that the new listings were nearly identical with the pendings happening at the same pace as the listings coming onto the market. Time will tell if I am correct. Right now its the numbers and also a bit of my “Realtor sense”.

Market Activity May 15-21, 2017

We are having just outstanding weather with mild sunny days, lots of blue sky, and gardens that are in full bloom. May and June in Oregon is hard to beat. This is also the time of year when our real estate market really heats up. My theory, along with wanting to move during the summer break, is that people want to identify the house they are moving to before their vacation plans complicate the timing. So it is a great time to be both buying and selling. This is reflected in last week’s market activity where Lake Oswego saw 29 properties come onto the market as new listings, 26 properties go into pending status and 19 properties that sold/closed.

Here is your look at the most recent data for the entire Portland area and how Lake Oswego fits in to this picture below:

  • According to the RMLS Market Action Report for the Portland Metro Area, April, 2017:
    • There were 3,579 New Listings in April 2017 which was down 7.9% from April of 2016’s 4,082, but UP 4.3% from March of 2017’s total of 3,604.
    • At 2,219, April Closed Sales were down 15% from April 2016’s 2,611, and also down 11% over the previous month/March 2017’s total of  2,494.
    • April Pending Sales (accepted offers), at 3,088 fell 10% from April of 2016’s 3,432, but were UP 1.5% from the previous month/March 2017’s total of 3,043.
    • The Average Sale Price in April of $428,800 was up $31,100 from April 2016’s $397,700, and showed hardly any change from March 2017’s $428,400.

Our spring market is moving right along with 18 new listings this past week, 31 pending sales, and 22 closed/sold properties. Only 18 new listings up against 31 pending sales continues to reflect that demand is out pacing supply. Expect to see prices continue to rise in this real estate climate.

Market Activity April 3-9, 2017

Driving across town yesterday I put on and took off my sunglasses 3 times. That’s how spring rolls in Lake Oswego: beautiful blue skies and sunshine, pouring rain, beautiful blue skies and sunshine, pouring rain. I will also say that the sunsets with the dramatic cloud formations have been incredible. The spring market is kicking into gear as well. Last week LO had 21 properties come onto the market, 22 go into pending status, and 16 closed/sold homes.

Price Per SF in Lake Oswego

Price per SF is a valuable tool for Realtors and Home Buyers in the know. In truth, when trying to figure a property’s market value, other factors come in to play, such as niche location, amenities, upgrades and whether the home is small, medium or large (in general, smaller homes garner more per SF than larger homes). Normally, if interested in a particular home, you would want your Realtor to take a look at “comparables”, which means taking all those things I just mentioned into consideration when looking for other homes close geographically to the property of interest and having sold as recently as possible with as many similar characteristics as possible. When compiling a grouping of such homes, the justification (or not) for an asking price can be better ascertained.  In Lake Oswego we have such a variety of neighborhoods and price ranges that in any given time period the numbers, as I’m sure you’ve noted from our weekly reports, can change dramatically.  That being a given, I’ll pull some numbers together just for fun.

Last week (3/27-4/2/17) there were a total of 15 properties Sold in Lake Oswego. The lowest price per SF was $118. The highest was $373.  The Average “Sold” price per SF was $259.

Let’s break things down a bit and look at a snapshot of a month.  (Sold 3/7-4/7/17)

Condos

There were 16 Condos Sold.

The lowest price per SF was $118.

The highest was  $308.

The Average “Sold” price per SF was $210.

Single Family Homes 

There were 44 Detached Homes Sold.

The lowest price per SF was $153.

The highest was $419.

The Average “Sold” price per SF was $261

To get a good look at what waterfront properties Sold for in Lake Oswego, I went back 6 months. (

There were 21 Waterfront properties Sold.

The lowest price per SF was $163.

The highest was $716.

The Average “Sold” price per SF was $451.

Again, this is just an exercise for fun. My personal take on real estate is that each property is somewhat unique, and deserves to be compared to other properties with the most common physical & geographic characteristics as humanly possible.  But it is interesting to conduct this activity if for no other reason than to see how wildly the pendulum swings in Lake Oswego!
