One is near & dear to my heart as a musician myself- Every Tuesday from 2:30 – 4:30, legendary founding Brewmaster of Bridgeport Brewing, Karl Ockert, hosts a “Slow Jam” at the ACC (505 G Avenue) which is open to everyone wanting to play music with others. Portland Area + LO ~ March 2026 Stats

Here is your look at the greater Portland area calculated for the previous month with Lake Oswego broken out at the bottom. ***Be sure to check out the Neighborhoods Report below which categorizes areas of the metro into smaller pieces.

Time on Market decreased from 91 in February to 79 days in March. Activity continued to increase in March with increases in Listings, Pending & Closed Sales. Overall prices rose for the metro even as different parts of town rose and others fell from February (such as Gresham, Milwaukie, NW Washington County & Hillsboro). Interestingly enough, when comparing the first 3 months of 2026 to the same in 2025, Average Sale Price decreased by 1.4% and Median Price decreased by 2.8%. Inventory is at 3.0% right now and Buyers are out in force

Rates:   “Middle East tensions are pushing up inflation which has driven rates into the mid 6% range.”       Gary Boyer, Certified Mortgage Planner, Premier Mortgage Resources

  • There were 2,738 New Listings in March which increased 2.7% from the 2,667 in March 2025, & increased 21.2% from the 2,260 in the previous month/Feb.
  • At 1,790 March 2026’s Closed Sales (Solds) are up 11.0% from March 2025’s 1,613, and increased a substantial 27.4% from the previous month’s total of 1,405.
  • At 2,319 March’s Pending Sales (Accepted Offers) are up 5.5% from March 2025’s 2,199, and up a whopping 27.3% from the previous month/February’s total of 1,821 Accepted Offers.
  • The Average Sale Price for March 2026 of, $614,200 is up $16,800. from last year/March 2025’s $597,400, and up $23,600 from the p­­revious month/Feb’s $590,600. 
  • The “Median Sale Price” (the price smack dab in the middle of all sales) in March 2026 of $543,800 is up $1,800 from March 2025’s $542,000, & up $18,800 from the previous month’s $525,000.

South Shore Fire Station Open House

Not long after I bought my home in Palisades, we were awoken in the middle of the night by an explosion downstairs in the tuck-under garage…the boiler for the radiant heat system had reached the end of it’s life, but we had no idea what had happened. We were terrified, of course, and so grateful to open the door only a few minutes into the ordeal to several dashing Lake Oswego firefighters from the South Shore station who resolved the issue with aplomb.

Lake Oswego is protected by four fire stations covering various sections of the the town. The South Shore station is the oldest, having been built in 1971. The city has been looking into renovation options and it has been determined that replacing the existing structure is the best option for structural and safety reasons.

Portland Area + LO ~ February 2026 Stats

Here is your look at the greater Portland area calculated for the previous month with Lake Oswego broken out at the bottom. ***Be sure to check out the Neighborhoods Report below which categorizes areas of the metro into smaller pieces.

What a difference a month makes.  February data shows more Buyer activity than in the last 3 years. This influx of Buyers is evening out sale prices. The steep drop from December to January seems to have leveled out, with prices now looking more in the range of December’s. That said, some areas such as Hillsboro, NW Washington County and North Portland are seeing increases in price around $40,000 over December. **A note on Lake Oswego- You’ll see that the Average Sale Price also took quite a dip, but, as I always try to point out, with such a wide range of price options in Lake Oswego (Pight now between $185,000 and $8,500,000) there is no way to determine anything of value from the way the Average Price breaks down on a month by month basis (see Neighborhoods Report below). Sellers can expect relief from what has been the steadily-increasing Time on Market as well.

  • There were 2,260 New Listings in February which increased 17.1% from the 1,930 in Feb 2025, & increased 17.1% from the 2,109 in the previous month/Jan.
  • At 1,405 February 2026’s Closed Sales (Solds) are down 1.6% from Feb 2025’s 1,428, and increased a substantial 26.5% from the previous month’s total of 1,111.
  • At 1,821 February’s Pending Sales (Accepted Offers) are up 10.5% from Feb 2025’s 1,648, and up a  6.6% from the previous month/January’s total of 1,708 Accepted Offers.
  • The Average Sale Price for February 2026 of, $590,600 is down $22,500. from last year/February 2025’s $613,100, and up $22,600 from the p­­revious month/Jan’s $568,000. 
  • The “Median Sale Price” (the price smack dab in the middle of all sales) in February 2026 of $525,000 is down $13,300 from February 2025’s $538,300, & up $15,000 from the previous month’s $510,000.
