Terra, the wonder dog
Meet Terra, the wonder dog. Terra works for EcoTech. She is a specially trained dog to search and find in-ground oil tanks. She is the only dog with this training in Oregon.

I have come to really like working with EcoTech. They are a wonderful company and perform many services. I use them for radon testing and finding and decommissioning of oil tanks.

Just because a house currently does not have oil heat does not mean that it never has. If a house was built before about 1965, you need to think that it may have had oil heat in the past. After all, oil was the least expensive, and therefor the most popular, heat source for the majority of homes prior to about the mid 1960’s. Just as gas heat is today.

So if it is an older home you are buying, you really do need to do a tank search.

Most tank searches use metal detectors. EcoTech still does this. In fact they use 2 different types of detectors. But then they also use Terra. The cost is competitive ($85 at my last tank search a week ago), and you get all 3 searches on the same house.

It’s just really fun to have Terra to watch. So I give my kudos to Terra and to EcoTech for making what would otherwise be a rather mundane task into something fun and interesting.

Woodstove and Fireplace Inserts

My own woodstove
I am a huge fan of woodstoves and firplaces. My family actually ownes a mountain cabin that is heated with a woodstove. Building a fire is a skill and in my family we challenge each other to build one that is good enough to light with just one match. So woodstoves are near and dear to my heart.

So when the State Legislature passed a law in 2009 that affects woodstoves, I was very interested. This law, known as the Heat Smart for Clean Air Act, went into affect August 1, 2010. It requires the removal of non-certified woodstoves and fireplace inserts upon the sale of a house.

This law does not require the removal if a house is not sold. So you can continue to use and enjoy your non-certified stoves as long as you continue to own your home. It is only upon the sale of the house that they must be removed.

This law also applies to stoves and inserts that are in garages, shops, and out buildings.

Once the stove/insert is removed it can not be sold, given away or re-installed. In fact, it must be destroyed/recycled and evidence of this must be provided to the Oregon DEQ.

How do you know if your stove/insert is certified? There are 3 ways:

1. The Federal DEQ has been certifying stoves since 1992 and a stove sold after that year will have a Federal certification sticker on the stove.
2. The Oregon DEQ has actually been ahead of the Federal government on this and has been certifying stoves since the mid 1980’s. So, again, you’ll find an Oregon DEQ sticker on the stove.
3. A list of certified stoves by brands and models is maintained on line. Click here for that list.

Who’s responsible for removing the woodstove/insert? That is negotiable between the buyer and the seller. Either party can do it, but it has to be completed within 30 days of the sale. And be aware that many lenders would require it’s removal prior to the sale.

Does the woodstove/insert have to be replaced? No. Many older models were quite large. So removing them may benefit the house.

If you do replace it, the models made today are amazing and consist of pellet stoves, wood stoves, and masonry heaters. They are high efficiency with low emmissions. I have a client who heats his house with a pellet stove that he calculates saves him hundreds of dollars each winter.

Finding the certification sticker on your woodstove is easy. It should be on the back of the stove. Finding it on your insert can be tricky as you will have to pull the insert out of the fireplace opening to look for it. Try finding the insert on the approved list first. That could save you the work of pulling the insert out.

Can you retrofit an old stove so that it can be certified today? No.

Why did this new law go into affect? The pollution caused by old stoves creates serious negative air quality that causes health problems, especially for older people and young children. It’s estimated that for every old stove removed, the savings in health care costs will be $3900. These old stoves can last decades. This law will speed up the process of removing and replacing these stoves. It is also believed that there are 80,000 uncertified woodstoves and fireplace inserts still in use in Oregon.

In addition, there are both State and Federal tax credits for installing new stoves. My understanding is that Oregon gives a credit of $300 and the Federal government is giving a credit of $1500. Please confirm these figures with your own inquiry or through your tax accountant.

Featured Neighborhood: Glenmorrie

Glenmorrie is not a very big neighborhood, but it packs a lot into a small area. It is bordered by Glenmorrie Terrace to the North, the Willamette River to the East, Marylhurst University to the South, and Skyland Dr to the West.

This neighborhood is known for it’s amazing trees. In the late 1800’s, Parker Farnsworth Morey, the first President of Portland General Electric, built a grand estate on what is now the Glenmorrie neighborhood. He hired an English gardner to oversee the landscaping and brought in many wonderful trees that included Giant Sequoia, Camperdown Elm, Hemlock, Red Alder, and more. These trees are still in the neighborhood today.

In honor of Arbor Week, April 1st to 7th, a walking tour will be held on April 1st to visit many of these trees. Meet at George Rogers Park at 2pm.

So what are the houses like in Glenmorrie? Most were built in the 1950’s and 1960’s and tend to be classic ranch style with custom features like vaulted hemlock ceilings and extensive brick work. There are a few newer homes, but most are older and traditional.

At this time there are 5 houses for sale in Glenmorrie. The least expensive is a short sale that was built in 1954. It has 2459 square feet with 3 bedrooms and 2 1/2 baths and is priced at $379,000. The most expensive is a 1985 house with 5894 square feet that has 5 bedrooms and 4 1/2 baths. It’s priced at $899,000.

If you enjoy trees, consider going on the neighborhood walk at the start of Arbor Week. And if you want a home that is surrounded by lush landscaping, consider Glenmorrie as a good otpion.

Iron Mountain Trail

As an avid walker and hiker, I was completely surprised about 2 weeks ago to learn about a wonderful trail not too far from my house. It’s called the Iron Mountain Trail.

The trail head starts at the top of Iron Mountain along Glen Eagles Rd. I don’t know the exact distance, but I would guess it at close to a mile long. It has an easy grade across the side of Iron Mountain and ends at Lake Oswego Country Club.

The trail is groomed with packed gravel and wide enough for a couple of friends to walk side by side. It is such a gentle slope because it was originally a rail road bed for the Oregon Iron Company.

Back in 1865 Iron was discovered in what is now Iron Mountain. There are still mine shafts in the mountain, although the entrance to the mine has been cemented over to prevent kids and animals from mishap.

About halfway along the trail there is a junction that you can also take that goes the opposite direction along Iron Mountain but down to the The Hunt Club. The views that direction are lovely as well. You get a birds eye view of the horses and the arenas.

One of the great things that makes Lake Oswego a great place to live is the ability to take nice walks and hikes. This trail is now one of the options that I will make regular use of.
