Get Competitive and Get It Sold

There has been a shift in the real estate market over the last 6 months. The shift has been away from a sellers market where buyers were aggressively making full-price or better offers, writing emotional letters to convince sellers to pick them as the buyer, and doing whatever it takes to get into escrow on a house that they wanted. Today it is much different. The market has slowed down. Today houses are staying on the market longer and buyers are in a position to negotiate with sellers for prices and terms that are more to their liking.

I don’t want to imply that the market is diving. It is not. What it is, I would characterize, as being more balanced. Yes, prices have leveled off. Average market time is a bit longer, but a well-priced and properly staged home will still sell in days and at asking price or better.

When there is a shift in the market it isn’t obvious until a couple of months into the change. This means that last spring, say in about April, Realtors were not yet aware of the change. At that point we were still thinking it was a seller’s market. It is highly normal for a person selling their home to want to get every dollar possible out of the sale. In a seller’s market this allows sellers to learn of the current value and then wishfully add on an extra $10,000 or so. It worked when the market was in their favor, but it doesn’t work when the shift is happening to favor buyers. This means that many homes listed last spring were over-priced and have languished on the market. If you are following the market with an app such as zillow or redfin, you are getting lots of push alerts about price reductions. Those are the houses that were priced too high and not reflective of what is actually happening.

So what if you want to sell your house in this climate? You’ve got to get competitive and you will win. What do you need to do to get competitive? You need to do the work of getting your house ready and then pricing it for what it is actually worth and not for what you wish you could get out of it.

Properly prepared, properly priced
Getting your house ready means cleaning and repairing it is much as possible. This past week I wrote an offer for a client on a house with broken and missing bedroom doors, as well as a back yard that a large dog has torn up and gotten the siding on the back of the house extremely muddy. It would take a weekend for the home owners to pressure wash the back of the house, put out some pots with flowers in them, and replace about 6 doors. I don’t know the exact cost but I’d put it at under $1000. The reward would be a much more desirable property and, I believe, would get them about $10,000 more in the selling of their home. This offer did not come together. The home owners simply are not being reasonable about the condition of their home as it relates to the list price.

That is a nice segway into proper pricing. Your home needs to be priced to reflect the recent sale of similar homes in your neighborhood. It is worth what the market is demonstrating that it is worth.

This is not rocket science. Properly prepare your home and then properly price it. You’ll realize a good sale, at the best value of the current market, and you won’t be sitting on it hoping for a buyer to come along 4 or 5 months from now.

Market Activity Sept 10-16, 2018

I think we are at an interesting juncture in the real estate market. We have all heard of a “buyer’s” market, where buyers are in control, and a “seller’s” market, where sellers get what they want. I think right now our market is very balanced. I look at the closed and pending sales from last week, combined they equal 41 properties, and 13 of them, about 25%, sold in less than 2 weeks. 11 took more than 3 months to sell. Bottom line is price your property right and you will sell quickly and likely have a very smooth transaction. Over pricing leads to extended market time. That is just how it works.

Last week in Lake Oswego we had 17 new listings, 21 properties go into pending status, and 20 closed/sold homes.

Home Warranties

It is extremely common for home warranties to become part of a purchase agreement in the sale of a house. There is a section of the OREF (Oregon Real Estate Forms) that asks if a warranty will be included in the sale, at what price, and who will pay for it. I like to council my clients that the time to think about a warranty is before you are signing paperwork. Do a little leg work now so that you can know if you want a warranty and which warranty your prefer.

There are numerous companies that offer warranties. By far the big dog in the field is American Home Shield. I don’t know whether they are the oldest company, but they are certainly the largest. Having said that, their warranty may not be your top choice. You won’t know without doing some research.

Different companies offer different coverage. I’m going to start by saying that warranties generally cover the “mechanical” aspects of a house. Think things that involve a power source. This would be things like the hot water heater and the dishwasher. They generally don’t cover “structural” aspects of a house. This would be things like the roof and the foundation.

The coverage is paid for at closing, in a lump sum. It lasts for 365 days from the date of closing. When you go to use the warranty you call an 800 number to place a work order. The warranty company then sends out a local contractor that they have in their network (you don’t get to choose the contractor). To get them to show up at your door you pay a service call fee (usually about $60-$80). That’s it. They do the repair and your cost is mostly limited to the cost of the service call fee.

I have heard that warranties are used on average a little over two times per warranty. If you have one, you are very, very likely to use it.

I think all companies have a basic package that you can then add options to. Most start at a price around $350, although there is a good warranty out there for $295 that I recently saw. I think the big differences in the pricing has to do with how appliances are covered and limitations to coverage. For instance, many don’t cover the washer, dryer, and refrigerator. Those have to be added on as options. Some will cover the furnace but only up to $1500. This is why you want to do your research now.

Now is the part where I get to tell you my story. I bought my home and the seller bought me a home warranty. It was from a National company that was well known. I had two occasions to use it and my conclusion from my experience was that the warranty company was very motivated to fix problems, but not to buy me new stuff. I bought an older home with older elements. I knew from my home inspection that the dishwasher was pretty much shot. The seals around the door were all cracked from wear and age. The darn thing couldn’t be run without water leaking all over the floor. I called the warranty company and they sent out a contractor who did a proposal to spend about $300 on installing new seals. This was on an ancient dishwasher that hadn’t run a full cycle in quite some time. I suggested it was a waste of money to put a band aid on that old thing. That lead to a proposal from the warranty company that I could apply the $300 towards a new dishwasher, which I did. I paid the difference and I got a new dishwasher. I was happy with this solution. My second use of the warranty was for my furnace, which was also extremely old. It quit working, I called the warranty company, the furnace was repaired. It took perhaps 5-6 weeks for it to quit working again. I called the warranty company, it was repaired, winter came to an end and my warranty expired. The next winter the furnace went out again. This time I called an HVAC company of my choice and when they came out they red tagged the furnace and told me it wasn’t safe to operate. I bought a new furnace. In hindsight, I should have called the warranty company for that second repair, but I should have also paid my own HVAC company for their opinion. I think if I had done that I would have been able to use my warranty towards my new furnace. Live and learn, right?

I do think warranties are an excellent option when you buy a house. The purchase of a house is expensive and a warranty will give you some peace of mind that you’ll be financially able to manage the house a little more easily during that first year of ownership.

At the end of the first year you will be given the option to renew the warranty. I have had clients who do this every year for years and years. They love their warranties!

2018 Street of Dreams

What was old is new again, that is if it’s from the 1980’s.

I had the pleasure of touring this year’s Street of Dreams this week. There are six homes in this years tour plus a tiny home that is being auctioned to help veteran’s organizations. These homes are absolutely stunning. I love the Street of Dreams because the homes are so gorgeous. I like to see the architecture, I like to see the finish details, I like to see the furnishings. It’s a window in what is popular now, but also what is coming in the year ahead.

I go through the houses looking for trends. This year the trends that caught my eye really reflect a return to things that were popular in the 80’s. Along with those 80’s repeats, here is my list of the trends I observed this year.

Wood paneling Yep, wood paneling. Nearly every home had a wall somewhere in the house with wood paneling. In one house there was even a ceiling that was finished with wood paneling. Oh my goodness, we are so going to be yanking this wood all out in about 15 years.

There is some of the most extraordinary tile in these houses. Truly beautiful. One house in particular had tile in the master shower that had at least an inch of depth variety on it’s surface. It reminded me of moving water. I loved it!

Tile with that slightly Mediterranean, unidentifiable pattern Don’t get me wrong, it’s beautiful, but it’s a big commitment. Sometimes with bold colors it will look good and be popular this year, but I think it will grow old fast. Wouldn’t it be easier to buy a nice rug?

Sliding barn doors Oh my goodness, so many sliding barn doors. These have been around for a few years now. I was pretty skeptical about them when I first saw them at the Street of Dreams in Lake Oswego about 8 years ago, but they are a trend that has lasted and remains popular. And, with time, I’ve grown to like them more than I did at first. There were lots and lots of them this year. Maybe even, dare I say, too many?

Stunning kitchens Kitchens are one of the prime reasons to visit the Street of Dreams and this year the kitchens do not disappoint. All of the homes have kitchens with either a big walk-n pantry, or with literally a second full kitchen just in back. These homes are designed for large entertaining. As someone who likes to throw big parties, I can totally see the usefulness of this design. You have space for cooking and entertaining at the big cooking islands and you also have a space for the food you have prepared ahead to be set out and ready to serve without being in the way. Love it!

Great outdoor spaces All of the homes have beautiful outdoor kitchens with fireplaces and outdoor furniture that makes them feel like a living room under the stars. I love this feature and want to see it in every home!

Located on “The Reserve” golf course, it is a beautiful setting. Although I will mention that the master bedroom in one house already had a broken window from what I suspect was an errant golf ball.

My last observation is about the prices. Although on one house the price was not listed, the five where the price was disclosed were all either just above or just below $2,000,000. I find myself wondering, does this location warrant $2,000,000? For $2,000,000 you can live on the main lake in Lake Oswego. You can live on a vineyard in Newberg. You can have a luxurious mansion in the West Hills. It seems a bit bold to price point at $2,000,000 in this location. We shall see. I don’t think the builders of these homes would have put out the investment in this location that they have if they felt that there is risk. I will wait and see what the market says as the sale of these homes happens.

I do encourage you to go to this year’s Street of Dreams. It makes for a very nice afternoon and who knows, it may inspire you to take on that home improvement project that you’ve been dreaming about.

Market Activity July 30-Aug 5, 2018

The real estate market is chugging right along. Yes, it’s off a bit from the peak in June, but numbers last week remain healthy and strong. Here in Lake Oswego we had 21 new listings, 29 pending sales, and 21 closed/sold properties. It’s both a good time to buy and a good time to sell. If you are trying to make the move before school starts, the time is NOW!
