Yes, there is a very small chance of snow flurries this week. Nothing like what is happening in the midwest, but still a clear sign that winter is around the corner. Meanwhile, real estate chugs right along. The numbers remain interesting. Last week in Lake Oswego there were 3 new listings, 17 properties that went pending, and 25 closed sales. Folks who want to buy at this time of year are highly aware of the holidays. It’s a natural time to make a move as most employers give time off during the holidays, which makes organizing the move easier. So lots of houses continue to sell with the target of moving by the holiday.

Featured Property: 26 Acre Estate

One of the things that Linda and I like to do is introduce you to really interesting houses for sale here in Lake Oswego. One of special significance came onto the market this week, a 26 acre estate.
It’s just so rare to find a large piece of property like this anywhere in the Portland metro area, but especially here in Lake Oswego. Land is just so valuable that most of it has been divided up and turned into neighborhoods. Sure, you can find houses on acreage if you go South down to Stafford, but to find something that is literally walking distance to a coffee shop, that is special.
What it takes for something like this to occur are home owners who want the lifestyle of living on what is basically a small farm. This land has a barn, stables, an orchard, a pond, an arena and a caretaker’s cottage.
The house itself is also very special. Designed by Roscoe Hemmenway and built in 1951, it has 5114 square feet, 6 bedrooms, and 4.5 bathrooms. The list price is $7,999,000.
Hemmenway was a very well-known Oregon architect. He was a class mate of Richard Sundeleaf and graduated from the U of O school of Architecture in 1922. He had a highly respected career and designed over 300 homes. The largest concentration of Hemmenway houses are in Dunthorpe. He is best known for the Colonial Revival style and took great pride is maintaining the historic details of the design.
Yes, Lake Oswego has lots of multi-million dollar homes, so the price is not what is significant. What is significant is that now is one of the few opportunities that a property of this nature is available.

We are now officially entering into “The Holidays”, that mythical time of year when folks are very busy gearing up for Thanksgiving and Christmas, and Hanukkah. Yes, the market does slow down. Take the Pressure Off

Buying or selling a house is a pretty exciting time in your life. It means you are making a move to a new place, with new opportunities and, perhaps, a new lifestyle. It’s normal to be excited. For folks who are buying a house it is a time of excitement to start fresh in the beautiful new home. For folks who are selling, they are probably looking forward to a move and also to the financial rewards of having owned and cared for a home. Additionally for sellers, time literally is money. Each additional day in escrow is one more day of paying taxes, insurance, and interest. So closing early is very attractive.

The typical loan can be put together in 30-45 days. There are even lenders who promote that they can close a loan in 2 weeks. I have seen that happen on one occasion. It was a builder and my client-buyer used the builders loan program. We went from contract to keys in 2 weeks. That was a motivated builder!

As much as a quick close is appealing and can be done, it really adds pressure to the buying experience. To close in 30 days or less you pretty much need to order the appraisal at the time that agreement is reached in the contract, which is prior to getting your home inspection. Because appraisers are now done by third party companies, this means that the appraisal has to be paid for whether you buy the house or not. So if the home inspection does not go well, it is money lost.

It also creates pressure the week of closing. Federal guidelines require that buyers receive a disclosure statement from their lender outlining the exact closing costs. This must be received and signed not less than 3 days before actually signing the loan documents. Then remember that most lenders want at least 24 hours after you sign your loan documents to review the papers before releasing the funds to close.

This is all about my suggestion that you go for a time line of 40-45 days. It just simply takes the pressure off and makes the experience more enjoyable. I know, I know, you want to be in by Thanksgiving….I’ll do whatever it takes to make it happen!

Let’s Talk Landscaping

When getting your house ready to sell, and, honestly, when maintaining your home, landscaping is just really important. Let’s start by focusing on maintenance.

Putting in a nice yard can be expensive, so you want to take care of it over time. This means watering as needed, trimming and pruning to keep it from getting over grown, and weeding to keep it from being pushed out by invasive species. This applies to homes, but it also applies to townhouses and condos. When you live within a Home Owner’s Association, the association needs to be doing the needed care and maintenance of the landscaping. If it is let go, it becomes a liability when it is time to sell the property.

Yes, this is important because it keeps the property from looking derelict, but it is also important for the purpose of keeping the structure healthy. When trees or shrubs grow up against the structure it becomes an avenue for water intrusion and pests. The rule of thumb is that plants and trees should be cut back to at least 6 inches from the building. Truly invasive species, like English ivy, can even tear a building apart. The roots of the ivy dig into the siding and mortar and literally tear it apart. So take care of your investment by taking appropriate care of the landscaping.

I personally have a rather large yard of very well established landscaping. I do what I call “walk about” gardening. In early spring, when the yard is really starting to grow, I make a habit of walking around in it a couple of times a week. I take a bucket, a small trowel, and some good garden clippers, and I spend about 20 minutes pulling weeds and clipping at over growth. I do this until about the middle of June. It’s amazing. I get a lot accomplished without feeling like I’m spending too much time at it. This is because I don’t leave it to be done all at once. If I get a handle on it in the spring, the rest of the year is pretty easy. I simply don’t let the weeds get established. This combined with mowing and the occasional “project”, keeps my yard in pretty good shape.

When it comes time to sell your home, the well-cared for yard becomes an asset. Here are some specifics that I think sell your home:
1. Water the lawn. Keep it nice and green. You will have to mow more, but a brown lawn is simply unattractive.
2. Clip back bushes and trees so that the house can be seen. Make sure shrubs aren’t blocking the view of windows. Bushes should be kept below the bottom height of the windows.
3. Really focus on what’s around the front door. As Realtors are opening the lock box, potential buyers are standing on the porch looking around. They need to like what they see. This means that in addition to putting a new coat of paint on the door and cleaning the weather stripping, you should plant some flowers in a few pots and put out some annuals in the garden beds near the door.

My last advice for maximizing your yard when you are going to sell your home is don’t over landscape. I have many times had buyers decide against a house because they lack confidence about their ability to maintain the yard. They know that they don’t want to commit to something that looks like it will take too much of their time, or they have no idea how to do it. It screams “too much work”. So do have a beautiful yard, but don’t turn it into something over whelming.

Featured Neighborhood: McVey-Southshore

Lake Oswego has 25 specific neighborhoods and today I am going to tell you about McVey-Southshore.

McVey-Southshore is not a very big area. It is bordered on the North by the Lake and Oswego Creek, on the East by Cornell Rd, on the South by Bergis Rd, and on the West by Oak Terrace and Park Academy. To my knowledge it is all single-family housing. I don’t believe that there are either apartments or condos.

It is super convenient to downtown Lake Oswego. You can easily walk to the Lake Theater and several very nice restaurants. It’s also walking distance to Wholefoods local market 365.

There are currently 18 active listings in the neighborhood. The least expensive is a single-level house with a 2 car garage. It was built in 1952 and has 3 bedrooms, 2 baths, and 1670 square feet for $549,900. The most expensive is a 1939 house that has been extensively updated. On the main lake, it has 7220 square feet with 5 bedrooms and 6.5 bathrooms. There’s an elevator, a swimming pool, a 3-car garage, and a full guest house with its own kitchen. the asking price is $4,895,000.

There is a small commercial district in the neighborhood with a Starbucks, a Thai Restaurant, and several boutiques.

While technically just outside of the boundaries, there is also a very nice park with a playground and room to roam, Freepons Park.

Lake Oswego has lots of options when you are shopping for a home. I think the word I would use to most describe McVey-Southshore is quiet. It’s a quiet area of nice homes and values that range from mid-range to super high-end.

Real estate sales continue to hold strong. Last week new listings were just 12 while pending sales were 18 and closed sales were 20. This is simply a really good time to sell a house with properties selling at a rate that is greater than the number of new listings coming onto the market.

Most and Least Expensive

There are currently 271 properties for sale in Lake Oswego. 217 of those are detached, single-family homes and 54 are condos or townhouses. I thought that this week I’d share the extremes in the market of most and least expensive.

The least expensive condo is a 1 bedroom, 1 bath unit that has 764 square feet. It was built in 1978 and has a carport. The asking price is $169,900 The most expensive condo is 2 bedrooms, 2.5 baths, located in First Addition. It was built in 2007, 1748 square feet, and has a 2-car garage. The asking price is $829,000.

The least expensive detached house is a single-level house that was built in 1953. It has 3 bedrooms, 1 bath, 1131 square feet and has a carport. The asking price is $399,900.

The most expensive house is located on one of the most beautiful lots on the main lake. It is just a stunning setting. It’s on my walking route that I have been walking for decades. The lot had an older home on it that I found gorgeous. When that house was torn down my heart sank. I asked around because I just couldn’t see why any one would have torn it down. What I learned was that the house was built up against some massive rocks and that the foundation leaked terribly. The engineering to preserve the house was beyond the cost of a new houses foundation, so it made financial sense to tear it down and start over. The house that is now on this lot was built in 1985. It has 5544 square feet with 4 bedrooms and 5.5 baths. Along with 250′ of main lake waterfront, the house has a swimming pool, hot tub, boat house and a guest house. It was originally listed in June for $8,500,000. The price has been dropped to $6,888,000.

I used to do this comparison kind of regularly as I liked to point out that Lake Oswego does have affordable housing. A condo for $169,900 and a house for $399,990 is right in there with other parts of the Portland metro area. I’ve always felt that buyers in this price range over look Lake Oswego because they just assume that there are only super expensive, luxury homes in LO. Yes, we do have lots of the luxury stuff, but we do have affordable as well. I like to get the word out.
