Tips & Tidbits

  • Timelines- You’ve heard that phrase “Time is of the essence”, right? Well most people do not know that it is an actual legal term which basically means that the most important elements of any contract are the dates & timelines set forth within it. So, make sure you discuss with your Agent all the timelines that are spelled out, and make a priority of planning ahead to stay within set time periods and meet deadlines. In a real estate contract, your Earnest Money may be on the line if you do not.  Two examples
    • If you decide you do not want the property anymore because its just not in good enough shape for you, and your Inspection Period has ended, you may still back out, and/but will likely lose your Earnest Money.
    • If your Lender doesn’t get the paperwork in on time because of a delay in Underwriting, and that is going to cause you to miss your Closing Date, you may lose your Earnest Money if the Seller had a better Offer waiting in the wings, or for whatever other reason just doesn’t feel like extending your Closing Date.  SO, when the Lender asks you for paperwork and you delay in getting it to them for the Underwriter to review, or when you fail to sign Disclosures and return promptly, and/or the Appraisal does not get ordered in a timely manner, you are putting your Closing Date and your Earnest Money in jeopardy. (***Note- This is a very good reason to make sure that you pick an excellent Lender as well. It doesn’t matter if its the Lender who drops the ball or if you didn’t get paperwork to them in time…. if you miss the Closing Date, you miss the Closing Date as far as the contract is concerned.)
  • Personal Property- Sellers must remove all personal property from the home prior to the Closing Date.  The question of what that means comes up sometimes, and specifically with regard to things the Seller thinks that the Buyer would want. Things in the garage are often questionable in the Seller’s mind, and it is true that a Seller will often leave a few cans of paint for touch-ups and so that the Buyer can see what the paint colors are for re-ordering if they like.  ***Not all Buyers will want the paint left, or the drawers of nails, or the chemicals for the yard, or the tools. If there is any question at all, just remove everything. If there are items you’d like to leave and wonder whether the Buyer might like them, ask your Agent to deliver a list to the Buyer’s Agent and find out from the Buyer!
  • Appraisals- The Appraisal is paid for by the Buyer and is actually the Lender’s.  The Lender requires it to make sure that they are loaning an amount that is based on an arms-length transaction between reasonable parties that are operating in the realm of planet earth in their thinking. The Seller does NOT get to see the Appraisal in most all cases. Usually the Seller does not even get to know what the final Appraised Value was. As Listing Agent, I will often receive a call saying that the Appraisal “came in at value”.  This means that it did not come in “under value” and no further negotiation is required.  You can ask, and sometimes you will receive an answer, and/but know that it is often not divulged. As the Seller, the best course of action is to ***thoroughly*** review all comparable information on similar homes sold nearby and recently with your Agent prior to Listing. Set the price based on that data, and based on what you are comfortable with, and then let the adventure begin. A home is worth what two reasonable parties agree to sell/buy it for. Even Appraisals (should you have one done prior to Listing) do not dictate what someone would be willing to pay for your home. Having one done yourself prior to Listing also has nothing to do with the Appraisal the bank will order and have done by an entirely different Appraiser. The two will not necessarily match. I know of one home recently that was Appraised prior to Listing  (and subsequently priced at) $50,000 higher than what it sold for….after it sat on the market for a long time and, I’m sure, tortured the Sellers as they waited.  Look at all the data. Take time to think and discuss with your Agent, and become comfortable with your Listing Price. Then, let go!

Local Grocery Stores

A really common question I get when I work with buyers is “Where would I be able to buy groceries?” I am happy to say that if you buy a home in Lake Oswego you will have an abundance of choices.

Trader Joe'sSeriously, within the city limits of Lake Oswego there are 2 Safeways, an Albertsons, a Whole Foods 365 Market, a New Seasons, a Trader Joe’s, and a Zupan’s. And if you are willing to go about 2 miles outside of town there is a Fred Meyer’s, a Whole Foods, a Winco, and a Costco. Then if fresh and local produce is your desire, there is the Farmer’s Market that runs from May to October, and Parson’s produce stand that is nearly all year around.

Zupan’s
We are so fortunate to have so many choices. I think back to what was available when I was growing up and it really seems so limited. Today you can find ingredients to eat completely organic, vegan, nearly every style of cooking, and from nearly every country in the world, all in our local markets.

Zupan’s Poke Bar
What prompted me to write this post is that I have discovered the Poke bar at Zupan’s. I was introduced to Poke while in Hawaii about 10 years ago. I am huge fan of sushi but not necessarily of all of that white rice. Poke is raw cubed fish, usually tuna, that is the tossed with a dressing. There are lots of different versions some of which are hot and spicy, savory, creamy, just generally yummy. The Poke bar at Zupan’s is self serve next to the salad bar. They have about 6 flavors. It is just delicious.

As for sushi, I can find 4 different sushi restaurants within a mile of my house. Yes! I do love living here!

News & Notes ~ June 2017 Data

Here is your look at the most recent data for the entire Portland area and how Lake Oswego fits in to this picture below:

  • According to the RMLS Market Action Report for the Portland Metro Area, June, 2017:
    • There were 4,739 New Listings in June 2017 which was up 5.3% from June of 2016’s 4,501, and up 8% from May of 2017’s total of 4,388.
    • At 3,187, June Closed Sales were up .9% from June 2016’s 3,158, and also up 10% over the previous month/May 2017’s total of  2,896.
    • June Pending Sales (accepted offers), at 3,254 fell 4% from June of 2016’s 3,390, and 5.3% from the previous month/May 2017’s total of 3,435.
    • The Average Sale Price in June of $440,600 was up $28,600 from June 2016’s $412,000, and showed hardly any change from May 2017’s $440,200.

Hey everybody,
Hope everybody had a wonderful 4th of July, and a great summer! The nice weather has been so great. I’ve gotten the chance to explore some of the great swimming holes (three pools being my favorite so far!). Lake Oswego real estate has been hopping. We saw many houses go on the market and be sold within the first week. Weirdly enough one of the houses that is freshly listed is the one my high school crush and his family used to live in. Its so weird to see it on the market! Beautiful house up on Greentree Cir, I highly suggest taking a look!

LO Summer Concerts are Happening!


One of my very favorite events each summer is attending the free, outdoor summer concerts that the City of Lake Oswego offers in July and August. They are every Wednesday night. In July they go from 7-9 pm at Foothills Park. In August they move to Westlake Park and go from 6:30 to 8:30. They are free!

I like to show up at least half and hour or even an hour early, and I bring a picnic dinner. Getting there early increases the odds that you’ll get a seat a bit close to the stage. It’s a beautiful summer evening and the picnic dining is delightful. About the time the meal is finished the band gets going.

You don’t have to dance but it is honestly hard not to. The pit area up next to the stage quickly fills with adults and kids. As the sun sets it just gets better and better.

I have seen so many special moments. Older couples who are obviously in love, a disabled woman with her significant other who pulled her to her feet and then gently swayed with her. The kids and the kids-at-heart just boogieing down. It’s a great, very carefree, atmosphere.

Here is this year’s line up:

July 5th has come and gone, but it featured Ty Curtis playing rhythm and blues.

July 12th at Foothills Park will be Barracuda, a Heart tribute band.

July 19th at Foothills Park will be Jult, a Rock and Pop band featuring music of the 80’s and 90’s.

July 26th at Foothills Park will be Paul Creighton who plays the music of Steview Wonder.

August 2nd at Westlake Park will be My Happy Pill who plays Pop, Rock, and Soul

August 9th at Westlake Park will be Chris Baum who plays the music of Steely Dan.

August 16th at Westlake Park will be Cloverdayle, a group that plays Country Rock.

August 23rd at Westlake Park will be Kalimba, a group that pays tribute to Earth, Wind & Fire.

Put a few or all of these dates onto your calendar and take advantage of the sweet summer nights. I hope to see you there!

Market Activity Report June 26-July 2, 2017

Lake Oswego really does put on a show for the 4th of July. From the annual pancake breakfast to the afternoon parade, the city decks itself out and goes all in. I thought this photo was nicely representative of what the town looks like. This does not even begin to show off the annual fireworks display. Wow! It was amazing this year! LO is a special place, but on the 4th of July it really shines.

And now for the Market Activity Report.

Last week in Lake Oswego there were 20 new listings, 25 properties that went into pending status, and 18 sold/closed sales. I also saw an uptick in “refreshed” listings. This happens when a house sits on the market for a period of time. The property will be taken off the market and then put on again as an entirely new listing. This draws attention to it in property searches so it is very effective, but it is not a new listing. This always happens in the market and over the last few years I’d say that I’ve consistently seen a few each week. But last week there were 9. I see this as another indication that the market is slowing just a tad. It is still a seller’s market, but it’s not as over heated as it was a year ago.
