Featured Property: Jantzen Island

Jantzen Island 1One of the most famous homes in Lake Oswego has recently come under new ownership. Jantzen Island was built in 1930 by swim wear pioneer Carl Jantzen. Legend has it that he would hold swim wear fashion shows on the lake with pyramids of models water skiing in the latest summer styles.

The home is on the National Register of Historic Places. The original 10,000 square foot house was designed by Charles Ertz and the boat house was designed by Richard Sundeleaf.

Jantzen Island 2What makes the property truly special, besides the historic nature of the buildings, is that it is the only private island on the lake. With 5 acres and a stone bridge as the only access, it is an estate without compare.

Here is a brief history:

Jantzen Island 3Early History Settlers call the place Crazy Man’s Island for its mute, hermit resident.

1929 Swimwear pioneer Carl Jantzen purchases the island from Oregon Iron & Steel.

1930 Jantzen hires architect Charles Ertz to design the English Tudor style main house and Richard Sundeleaf to design the boat house.

1952 Harry Coffey, an insurance agent, buys the estate.

1956 Carl and Virginia Halvorson (a land developer who was behind developing Mountain Park) purchase the estate and become its longest-staying owners. They lived on the island for 3 decades, which is why the island is also known as Halvorson Island.

1987 Jerry Stubblefield, the founder of Avia footwear, buys the estate for $2.2 million. Stubblefield remodels and builds a 3,000 square foot guest house.

2008 Right after the turn in the market, Mr. Stubblefield lists the island for sale at $19.5 million. It does not sell.

2009 Chris Dudley, a former Trail Blazer as well as gubernatorial candidate, makes a $3.75 million loan to Stubblefield. Terms of the loan are not met and Dudley forecloses.

2012 The island is purchased by Rick and Erica Miller. Rick Miller is the chairman of Avamere Group, a health care company for seniors citizens with locations throughout Oregon and Colorado.

Jantzen Island 4As is often the case with homes that go through foreclosure, the Millers acquired a house with deferred maintenance. Since moving in, they have done extensive repairs and remodeling. They just recently obtained approval to build a tram to the lake with a 720 square foot cabana. They are also building a guard tower at the bridge entrance, which had been part of the properties original design.

This house does not change hands often, so getting a glimpse of it through photos is a bit of an opportunity. I hope you enjoy learning the history of the home and the chance to catch up on its current status.

News & Notes

Here is the latest data for you on the overall Portland area, as well as specific Lake Oswego/West Linn (RMLS lumps them together) activity:

August activity was slightly down from July, but still very much improved from August of 2012.

According to the RMLS Market Action Report for the Portland Metro Area  August, 2013:

  • At 2,623, August Closed Sales were a 5.2% down from July’s 2,766, and/but represent the best the best August for Closed Salws since 2009!
  • There were 3,423 New Listings in August. This was a decrease of 11.7% from July, and an increase of 10.5% over August of 2012.
  • The Average Sale Price in August was $321,900, down from $326,500 in July 2013.
  • Pending Sales (accepted offers) dropped slightly from July 2013’s total of 2,738  to 2,614 in August.

The combined areas of Lake Oswego and West Linn  for August reported :

    • 568 Active Listings
    • 206 New Listings
    • 130Pending Sales
    • 125 Closed Sales
    • An average Sale Price of $548,600.
    • Average Time on the Market: 75Days

The Good, The Less Bad, and the Ugly

Blog 007Some of the best barbeque you’ll find in Oregon is right here in Lake Oswego. Pine Shed Ribs has been named one of the 10 best barbeque restaurants by the Oregonian (the only one so named in the Southwest Metro area), and THE BEST barbeque in PDX by Portland Monthly. Located at 17730 Pilkington Rd, this little restaurant offers up mouth watering beef and pork ribs, brisket, pulled pork, chicken and great traditional sides like baked beans and coleslaw. I particularly like the outdoor seating on a nice day. My suggestion: get yourself on down there and check it out.

The Less Bad
It was reported this past week that underwater homeowners (those who owe more than their homes are worth) are down 42%. This got me curious about how that is currently reflected in the Lake Oswego housing market, and it is startling. In the last 12 months 73 homes were sold as shortsales (sold for less than the mortgage owed) and 40 were sold as bank foreclosures. In the 12 months prior to that 79 were sold as shortsales and 101 were sold as bank foreclosures. Today is substantially better with just 6 houses on the market as shortsales and 2 as bank foreclosures. Are we seeing the end of the distressed housing? I hope so, for all of our sakes.

The Ugly
Blog 009I am at war with moles in my yard! I love to work in my garden investing my time and my money. So finding the lawn pretty much plowed up by these little creatures is annoying. I refuse to poison them as a result of the great squirrel catastrophe of 2010. My current method involves Juicy Fruit gum. It seems to be working, but not 100%. If you have any suggestions, I would be grateful.

What’s Goin’ On?

Here are a few of the upcoming “happenings” in the next week or so in Lake Oswego:

  • Kids grades 3 – 8 can participate in “Thursday One-Mile Cross Country Runs”!  CLICK HERE  for more details.

  • Even though we can feel the weather change coming up ahead, we have until October 12th to continue to enjoy the amazing Lake Oswego Farmers Market.  This european-style marketplace is available to all on Saturdays from 8:30 AM – 1:30PM at Millinium Plaza Park.

  • This Saturday, September 14th, consider bringing the kids down to the Lake Oswego Public Library at 11:00AM for a puppet show. Penny’s Puppet Productions will be presenting “The Three Billy Goats Gruff” : )  Lake Oswego is such a great place for kids!

  • Want to play with your landscaping and set it up to take more care of itself?  Learn about using native plants that save water, use fewer fertilizers & pesticides and don’t need much upkeep!  Attend the Landscaping for Conservation workshop this Sunday the 15th.  CLICK HERE for more details.

  • The Lake Oswego Public Library presents the “Third Tuesday Author”,  Lauren Kessler on the 17th at 7PM to discuss her latest work “Counterclockwise: My Year of Hypnosis, Hormones, Dark Chocolate and Other Adventures in the World of Anti-Aging.”
