According to the RMLS Market Action Report for the Portland Metro Area Sept 2012, “At 1,894, closed sales were 19.4% higher than September 2011 sales of 1,586, while declining 18.0% from the August 2,311 total.

  • “This was the best September since 2006 for closed sales.”:
  • The average sale price year-to-date ($272,200) rose 2.9% over the same period last year,
  • ***AND… Total time on the market has dropped by 20.7% from 145 to 115 days.

  • An average Sale Price of $453,500.

Here are some Market Notes for You~

According to the RMLS Market Action Report for July 2012 fo the Portland Metro Area “Every measure of real estate activity is positive when comparing July 2012 with July 2011″:

  • There were 23% more accepted offers,
  • There was an increase of 15.4% in closed sales ,
  • The Median Sales Price rose 7.8% over July last year, and 1.2% when comparing with June 2012
  • ***AND… This is the 4th month in a row that the Median Sales Price has risen.

The combined area of Lake Oswego and West Linn reported:

  • 662 Active Listings
  • 217 New Listings
  • 128 Pending Sales
  • 120 Closed Sales
  • An average Sale Price of $425,000.
  • Average Time on the Market: 126 Days (down by a full 10 days from last month!)

Market Activity Aug 13-19, 2012

Last week Lake Oswego had 16 homes come onto the market, 14 houses go sale pending, and 17 closed sales. Trends? Of the 16 new listings, 5 were homes that were on the market a year or more ago, expired, and have now re-listed. My thought is that the home owners have seen the market pick up and are now thinking they may have better luck. They may be right. Of the pending sales, 1/3 sold is less than 30 days. Of the closed sales, 1/2 sold is less than 30 days.
