First Time Home Buyer?

DollarYou know, Dianne and I talk about this a lot, but I think it bears mentioning at this crucial moment when we have so little time before the $8,000. tax credit incentive has timed out (it expires on December 1st… that means that any transaction where there is the intention of taking advantage of this needs to close by November 30th).   What is it that Dianne and I harp on so often that comes into play here?  I’ll tell you- it’s “affordable homes in Lake Oswego”.   You know, the kind that many first time home buyers would be interested in…  homes under, let’s say, $350,000…  Homes in a great school district, in a community where all types of individuals tend to participate and make their voices heard, where there are farmers markets, art festivals, music in the park, great shops & services, where families are valued and supported with programs and activities specific to those needs… and on & on. I think that Lake Oswego, as Dianne has pointed out time & time again, is sometimes overlooked by first-time home buyers due to a perception that they just would not be able to afford a home in L.O.  Now… each individual circumstance is of course different, but if you can qualify for any number of the great lender programs that I know are out there now, and are looking for a home under $350,000., according to RMLS there happen to be at this moment, today, 53  Detached Homes available in Lake Oswego… and the bottom end is $199,000.  In addition, there are 129 Condos & Townhomes available right now under $350,000… and the bottom end there is at $89,800.

If this is sparking some thinking on your part about looking into this idea for yourself, or someone you know, please do not wait to get going.  Talk to your Realtor, or give Dianne or myself a call *today* if you are not already working with a Realtor.   This is not me pushing  here, I am talking about the chance of a lifetime in prices, rates, and this $8,000. tax credit, and this is the moment.  Here are a few reasons why:

Now, more than ever, it is important to have a good understanding of the timelines involved in purchasing a home… especially if you want to take advantage of the first-time home buyer tax credit:
Fact: The average timeline from when you find a property until it closes is 30-45 days.
Fact: You will need some time to find the property that you wish to buy.  (Some buyers find their home right away, and some need more time.)
Fact: The week before November 30th is Thanksgiving! Many banks and title companies are traditionally closed for the last 3 days of that week.
Fact: November 30th is the Monday following the typical 3 day bank shutdowns.
Fact: There will surely be many, many buyers who will wait until the last minute to start looking for homes. This means that November 30th is sure to be an extremely busy day and many banks and title companies will not be equipped to handle all of the expected volume.
Fact: As more buyers start to frantically hit the market to take advantage of the tax credit, the selection of properties is sure to decrease.
Fact: Waiting too long is a gamble you should not take if you are truly interested. The best strategy is to work with a professional who has a great team and can develop a plan with you to hit the deadline.

Why Open Houses Work

open house signThe open house, a long standing tradition for marketing and selling a home, or a total waste of time?  It’s actually a pretty controversial subject among Realtors.  Some believe in them and others refuse to do them.  I fall into the first category.  I hold open a house pretty much every Sunday and some Sundays I will do a couple of open houses.  I make a commitment to people who list their homes with me that I will promise one advertised open per month, at a minimum.  I will do more if my time allows.  This commitment keeps me pretty busy.  It means that I do LOTS of open houses.  And that is probably why I think that they work.

I would estimate that I sell one house per year that is directly a result of my open house efforts.  In June I had an offer written by another Realtor after her clients found my listing at an open house.  That open house was how I sold my listing.  Last Sunday I had an open house and I am now in very strong verbal discussions with another Realtor, again because his buyer came through my open.

Please note that I said that I do “Advertised” opens.  Sure, I like meeting the neighbors, but I want people coming through who already know the price, how many bedrooms there are, and are actually buyers who are wanting a new home.  I think advertising is one reason that my opens are successful.  While I used to do a newspaper ad with each open, I have shifted my marketing to the Internet.  I advertise my open houses on Craigslist, on the RMLS, and when the house is in Lake Oswego, on the propertyblotter.

Let’ s put it this way.  If I didn’t believe in open houses, I’d never do them, right? And then it is a no brainer that I could honestly say that they don’t work.  How can something work that is never tried?

I also feel that in this economy, Realtors have to go back to basics.  In a hot market, where homes are selling quickly, homes will sell with just some simple Internet exposure in the RMLS.  In a slow market that is not enough.  There are so many houses for sale, and so few buyers, that just being a part of the inventory is not enough.  A Realtor has to use every possible tool to get exposure for a proprety.  I owe it to my clients to work on their behalf and use all of the tools in my arsenal.  And, as I have stated above, I know from experience that open houses work.

Disclose, Disclose, Disclose!

Once upon a time there was a transaction wherein the Realtor representing the Buyer noticed some abnormalities in the Seller’s answers to questions on the Disclosures.  FYI, when you are selling a home, the best and only rule is “Disclose, disclose, disclose!”.  In this situation, the Seller, who had lived in the house for some time, seemed to have excellent knowledge of some things and no knowledge at all of things such as whether the roof had leaked while he/she lived there, whether there were any drainage problems on the property, and whether the main systems of the house were in good working order.  A quick call to the Seller’s agent resulted in answers forthcoming that the Seller had not experienced any leaking from the roof, nor noticed any drainage problems, and that the systems were all working just fine.  I think Seller’s get nervous when filling out these disclosures as they can seem like being asked to air your dirty laundry.  Disclosures, however, are really important to the Seller and the Buyer alike.  Basically, you just want to look at each question and answer to the best of your ability and knowledge.  Sometimes an “N/A” is in order.  Sometimes a “Yes” or a “No” is really called for, and sometimes an “Unknown” is absolutely fine.  If you are a  Seller and fail to disclose something about the property, and it becomes apparent after closing, you could possibly be liable for misrepresenting on your Disclosures… even if it was just a slip of the pen or a spat of bad memory.  It’s much better to just let it all hang out, and your Buyers will appreciate your obvious candor.  A Buyer feels much more comfortable seeing a few dings on the disclosures than they do wondering at odd answers or obvious misstatements… such as that all work was done with permits when the naked eye can tell that some was not.  Again, sometimes you have to take a moment to remember… especially if you’ve lived in a home for a long time.   So anyhoo, better just to lay it all out there.  Calms everyone right down, protects you as the Seller & sets the tone for a good transaction.

Oil Tanks & the DEQ

Speaking of instructional situations…  Make sure that when you are purchasing or selling a home whose heating system has been updated at some point, you check to find out if there was ever an underground oil tank on the property.  Dianne and I have written posts on this in the past and you can find them in the archives here, but it is very important to find out 1) If one was/is on the property, 2) If so, was it decommissioned?, and 3) If it was decommissioned, was a DEQ Certificate obtained?  (You can call DEQ, give them your address, and find out pretty quickly.) This last question is the kicker, and I find that people are confused about it.  If you are a Seller and bought your home with the understanding that it had an oil tank that was decommissioned, but you did not find out if there was a DEQ Certificate and there is NOT one… You will most certainly be required to provide one before closing (Your Buyer does not want to inherit this situation for themselves for when they sell in the future).  This involves calling a DEQ-licensed Environmental Services provider.  The process includes locating the underground tank, taking soil samples, checking the decommission job if one was done, and verifying that it was done to DEQ standards.  If all this checks out, you can get yourself a DEQ Certificate to pass on to your Buyer.  So… better to check this out before putting your property on the market rather than getting surprised during a transaction.  And Buyers… remember to ask your Realtor about this for more clarification.

Oregon’s Working Ferries

One of the great things about having a blog is that you get to share things that are of personal interest.  So this post is about one of my fond summertime memories, as well as a suggestion for yourself or your out-of-town guests who come to Lake Oswego.

canbyferry1I have a very great fondness for the Oregon ferry system because of my grandfather.  As a child I spent vacations at his home in Salem.  He would load myself and my 3 big brothers into his car and take us out to ride the Wheatland Ferry on the Willamette river between Salem and Newberg.  Along the way we would see field after field of hops, corn, tomatoes, peaches and all manner of fresh produce.  We’d always be sure to make a stop at a road-side stand to load up on peaches.  Then we’d have them for breakfast with fresh cream and oatmeal the next morning.

When you live in Lake Oswego, you have easy access to your own working ferry:  the Canby ferry.  It’s located just about a 15 minute drive South of Lake Oswego.  Take Stafford Road South past I205, turn left at Mountain Road, and that will take you straight to the ferry.  The ferry runs year-around, except for extreme weather.  It starts early in the morning at 6:45am and runs until 9:15 in the evening.  1-way cost for a car is $2.  It will take you from the Lake Oswego/West Linn side of the Willamette to the Canby side.  To make a similar journey via the surface roads would take about 20 minutes longer.  So as a means of transportation, it is actually pretty functional.  But it is also scenic and adds a very nice ambiance to what is otherwise a fairly mundane drive on the freeway.  On the Canby side you’ll find all sorts of roadside stands for seasonal fresh produce, just like I enjoyed with my grandfather 40 or so years ago.

The ferry is one of several in the current ferry system.  The Canby ferry has been in service since 1914.  Two other ferries that are still in service are the Wheatland ferry near Salem and the Buena Vista ferry that is South of Independence.

canbyferry2This subject is leading me to a little bit of Oregon history.  As you drive around the metro area you’ll see quite a few roads that feature the word ferry in their name:  Taylor’s Ferry Rd, Graham’s Ferry Rd, Scholls Ferry Rd. And here in Lake Oswego, Boones Ferry Rd is one of the major streets in town.   These roads were conveniently named to lead travelers back in the days before we had bridges across the Willamette River to the many ferries that aided with these crossings.  Boones Ferry Road led to the Boones Ferry, which was located where what is now Boones Bridge in Wilsonville (actually the current location of the Boones Bridge across I-5).  Boones Ferry was operated by Alphonso Boone, a grandson of Daniel Boone.

Oregon isn’t necessarily well known for its ferry system the way that Seattle is.  But we have one.  I think it’s a hidden treasure and I love living in Lake Oswego where I have easy access to the summer-time pleasure of taking the ferry to buy fresh peaches on the Canby side of the river.  It’s a great personal past time, but I also enjoy sharing it with friends who are visiting the area.  There are also quite a few great things to do and enjoy as you head South down the valley.  I’ll touch onto those in a future posting.

P.S.  Fresh peaches and cream on oatmeal are THE BEST!
