Hello everyone!
What is going on with this heat!? I don’t have AC, so I’ve had to keep my windows closed during the day and open them at night. It has been crazy. I hope everybody is keeping cool! Please make sure to drink lots of water, to not leave kids or dogs in cars, and hit up some of the great swimming places (hopefully those that are out of the smog distance from the fires up in British Columbia).

  • According to the RMLS Market Action Report for the Portland Metro Area, June, 2017:
    • There were 4,739 New Listings in June 2017 which was up 5.3% from June of 2016’s 4,501, and up 8% from May of 2017’s total of 4,388.
    • At 3,187, June Closed Sales were up .9% from June 2016’s 3,158, and also up 10% over the previous month/May 2017’s total of  2,896.
    • June Pending Sales (accepted offers), at 3,254 fell 4% from June of 2016’s 3,390, and 5.3% from the previous month/May 2017’s total of 3,435.
    • The Average Sale Price in June of $440,600 was up $28,600 from June 2016’s $412,000, and showed hardly any change from May 2017’s $440,200.

Hey everybody,
Gosh it is hot! As I was going through my Facebook today I saw that people in Arizona were posting pictures of things melting in the heat! I am very thankful that it does not get so hot here at least, however it is still very hot.
During the week of the 12th through the 18th we saw 25 new listings, 26 pending properties, and 27 sold homes. One of the more interesting houses for me to see reach the market is the property on 4660 Upper Dr. This house was on my running route as I grew up here in LO. I remember seeing that house, but do not really remember anything about it other than it was yellow. It never really stood out to me, and then it gets a complete remodel and it is stunning! Way to turn an old home into a beautiful masterpiece.

Market Activity June 5-11, 2017

Our Market is moving right along. I’m going to step out on a limb here and give my opinion that this year is just a bit slower than last year. Don’t get me wrong, it is still a seller’s market, but it is just not quite as intense, in my opinion. Last week in Lake Oswego we had 28 houses come onto the market as new listings, 22 houses go into pending status, and 19 become closed sales. A year ago, my memory is that the new listings were nearly identical with the pendings happening at the same pace as the listings coming onto the market. Time will tell if I am correct. Right now its the numbers and also a bit of my “Realtor sense”.

Market Activity May 15-21, 2017

We are having just outstanding weather with mild sunny days, lots of blue sky, and gardens that are in full bloom. May and June in Oregon is hard to beat. This is also the time of year when our real estate market really heats up. My theory, along with wanting to move during the summer break, is that people want to identify the house they are moving to before their vacation plans complicate the timing. So it is a great time to be both buying and selling. This is reflected in last week’s market activity where Lake Oswego saw 29 properties come onto the market as new listings, 26 properties go into pending status and 19 properties that sold/closed.
