A Season of Caring

Winter in general can be a challenging time. Daylight is short and the temperature outside is COLD. For those in need, it’s got to be the very difficult. In Lake Oswego there are several ways that you can help.

Shop with a Cop

Shop with a cop pairs police officers with children. They go shopping together for items that the child needs. This year, because of Covid, volunteers are doing the shopping and police officers will deliver the purchased items to children’s homes. You can make a donation at www.ccpobf.org/about/make-a-donation.html. This event ends on December 12th.

Personal Care Items

Personal hygene items such as toothpaste, toothbrushes, sun screen, disposable razors, diapers, deodorant, and shampoo can be dropped off at a donation barrel at City Hall, 380 A Avenue, South entrance vestibule. Donations can be dropped off at any time. New, unused items, please.

Hunger Fighters Oregon

A record number of people in Lake Oswego are in need of emergency food. Non-parishable food items can be donated at City Hall, 380 A Avenue. Donation barrels are located in the North vestibule fronting A Avenue or directly with Hunger Fighters, 2301 Hazel Rd, Lake Oswego. You can learn more by visiting www.hungerfightersoregon.org

School Supply Drive

The Rotary club of Lake Oswego is collecting school supplies in conjunction with the Lake Oswego School Foundation and district counselors. Back packs have already been generously donated and now is the time to fill them up! The Rotary is looking for monetary donations. Money will be used to purchase basic school supplies and also to fund the gift card program that Rotary administers year around. Toy Drive

The Lake Oswego Fire Department and Library are accepting new, unwrapped toys to give to children. Toys will be distributed by the Tualatin Valley Elks Lodge. The toy drive ends December 11th. Until then toys can be dropped off at the the Lake Oswego Fire Department’s main station, 300 B Avenue, Lake Oswego or at the Library, 706 Fouth Street.

News & Notes ~ Oct 2020 Numbers

Here is your look at the most recent data for the entire Portland area (Oct 2020) and how Lake Oswego fits in to this picture just below.

Inventory remained at 1.1 months of supply in October. August was 1.3 and July was 1.2. The 1.1 mark is a record low according to RMLS. New Listings, Pending Sales and Appreciation are all up across the board.

Though we have an undeniable shortage of homes available, this is the time of year when Buyers can expect to find reasonable Sellers, and Sellers can expect to find serious Buyers out looking.

Rates are still very good, remaining around 2.875 as of today.

According to the RMLS Market Action Report for the Portland Metro Area, Sept 2020:

  • There were 3,515  New Listings in Oct 2020 increased 14.7%  from Oct of 2019’s 3,064, and also increased 7.7% over the previous month/Sept’s 3,264.
  • At 3,155, Oct 2020’s Closed Sales are up 21.9% from Oct 2019’s 2,588, and decreased 3.0% from the previous month/Sept 2020’s total of 3,251
  • At 3,199, Oct 2020’s Pending Sales are up 25.2% from Oct 2019’s 2,575, and also increased 1.5% over the previous month/Sept 2020’s total of 3,152.
  • The Average Sale Price in Oct 2020 of $516,000 is up $54,600 from last year/Oct 2019’s $461,400, and is up $6,000 from the previous month/Sept 2020’s $510,000.   YTD increase is 6.5%.
  • The “Median” Sale Price (the price smack dab in the middle of all sales) in Oct 2020 of $460,000 rose from last year/Oct 2019’s $410,500 by $49,500, and is up by $9,000 from the previous month/Sept 2020’s $451,000. YTD increase is 6.1%.

A Tribute

Today I want to share with you something personal, and yes, it does have to do with real estate. You see, my Mom passed away on October 16th. If you have ever worked with me, you’ve heard me talk about my Mom. So this isn’t new to you. But if you haven’t worked with me, I feel a need to tell you about the best Realtor I have ever known.

My Mom got her real estate license in 1976. She was raised in an era when she wanted to major in business at Oregon State, but as a woman she had to major in “Secretarial Sciences”. Seriously. But she had a head for business. She hung her license at Shelter Properties on Boones Ferry Rd in Lake Grove. There she got her feet on the ground and at one time, after listing an entire new subdivision, got chewed out for besting a more prominent agent, a bit of a diva, for beating her out with most new listings for the month.

She moved on to Professionals 100. In 1987, after the birth of my daughter, I was agonizing over having to put my baby into daycare 5 days a week. I had a back ground in sales. I had actually been a sales trainer for a health club organization. My Mom’s business was booming. She was the leading sales agent in the metro area for Great Western Savings and Loan. She was handling their foreclosure properties and she had just been handed about 20 properties to list and sell. She needed help. She called me up and asked if, perhaps, my husband would consider coming to work for her. My reaction? My husband, what about me? That’s when I started my real estate career. It was 33 years ago. I’ve never looked back.

At first, I was her assistant. As I gained experience, we became a team. Then, as she approached retirement, she became my assistant. It’s probably the best possible circumstance in which to be in this business. You see, real estate has a lot of moving parts. So many people are involved: the buyer, the seller, the inspector, the appraiser, the lender. This means that it’s complicated and no two transactions are the same. As Realtors, we need sounding boards, people we respect and rely on to help us navigate complex circumstances so that we can give our clients the best advice possible, for their benefit, not for out own.

About the time that my Mom retired, I met Linda. She and I have known each other for at least 15 years. She calls me, I call her, she filled that void that opened up when my Mom retired. I don’t know how anyone can be in this business without a confidant.

So yes, I’m grieving. But I’m grateful. How lucky am I to have had Mom who, along with giving me life and raising me, gave me a career?

Today I want to salute my Mom. Oh what a wonderful woman she was!

Market Activity October 19-25, 2020

We had a burst of new listings in Lake Oswego last week with 23 properties coming onto the market. That’s about 30% more than recent previous weeks. We also had 20 properties that accepted offers and went into pending status. 20 properties became closed sales. Those numbers are very balanced. I’d call the market stable from every angle.

Here is your look at the most recent data for the entire Portland area (Sept 2020) and how Lake Oswego fits in to this picture just below.

Inventory is now basically lower than its ever been. That’s a big deal.  Listings have dropped substantially from August, and Pending Sales (transactions in progress) are up a whopping 36.4% over Sept 2019, which reflects how the activity locally was pushed way farther into/through the summer than is usual.

This time of year I still say “Fall is for Buyers” as Sellers are generally more willing to negotiate heading into winter, but this year it is good to be a Seller too, as there is just not much out there in terms of competition.

Rates are still very good, around 2.875 today.
