Oswego Lake

In the heart of Lake Oswego is Oswego Lake. I decided that today I’d focus on the homes that are actually on the lake. I’m going to share with you a bit of what I have learned over the years.

When I got my real estate license in 1987, one of my very first clients was my former boss, and he bought a home on the lake. Over the years I’ve had the pleasure of working with both buyers and sellers who were involved with properties on Oswego Lake. I’ve learned a bit about the types of housing and the various waterfront options.

There are actually 3 different waterfront options. There is the lake itself. Oswego Lake is a natural body of water that was enlarged by development. The most valuable homes are on the lake itself. Then there are 2 “bays”. The bays are extensions of the lake, but not on the lake itself. There is one at the East end of the lake, Lakewood Bay, and one at the West end of the lake, Westbay. The bays have slightly less value than the main lake, but not by much. Then there are the canals. One of the canals is natural and it is where the water comes into the lake from the Tualatin River. There are two more canals, one at Kelok and one at Blue Heron. The canals are the least expensive of the waterfront homes.

I will also mention that on the main lake, the Northside tends to have higher values than the Southside. This is because the sun exposure is better on the Northside, and the sunlight directly benefits the waterfront exposure. There are a couple of streets on the Southside that pretty much don’t get sun exposure at all.

In the last 12 months 47 lake front properties have sold. The least expensive was in the condominiums “Villas on the Lake”. It was 1 bedroom, 1 bath, and 636 square feet. It sold for $215,000. These condominiums share a community dock and several of them have boat slips. The most expensive home that sold on the lake was a 6675 square foot home with 4 bedrooms and 5.5 bathrooms. With a gated entry and 100 feet of lake front, it sold for $6,175,000.

I think that the condominiums are a bit on an annomoly because most of the lake front properties are just so much more expensive. The average sales price is $2,388,000.

Market Activity Oct 11-17, 2021

We are now at the peak of the fall colors. Man, it is gorgeous! I so love living in the Pacific Northwest.

Lake week in Lake Oswego the market brought us 9 new listings, 23 pending sales, and 17 sold/closed properties. Look at the market times for the pending sales. Of 23 pending sales, 15 sold in less than a week. We are still in a hot real estate market. Sellers are king and it remains a great time to sell your house.

News & Notes ~ Sept 2021 Numbers

Overview/Fluctuations ~  Market Data Sept 2021:                                                                                           

Again this last month we’re seeing a cooling indicative of Fall, with Buyer Activity slowed a bit and/but conversely, Seller activity (Listings) increasing. It’ll be interesting to see October’s activity as Fall is one of the best times to buy a property in Portland, especially given the competitive landscape this year. We’ll find out if Buyers come out for the opportunity it presents. Market time remains pretty much the same at 24 days. We also see another slight increase in inventory looking pretty steady during these last few months. Appreciation remains remarkable.

Rates: “With increased inflation pressures, rates have moved higher to roughly 3.25% currently.  We are likely to continue to see rates moving higher in the coming months.”   Gary Boyer, Regional VP, Directors Mortgage                                                                                                                              

According to the RMLS Market Action Report  for the Portland Metro Area, Sept 2021:

  • There were 3,760 New Listings in Sept 2021 up 15.2% from Sept 2020’s 3,264 and also up 1.7% from the previous month/August’s 3,698.
  • At 3,167, Sept 2021’s Closed Sales are down 2.6% from Sept 2020’s 3,251, and also down 1.6% from the previous month/August’s total of 3,219
  • At 3,170, Sept 2021’s Pending Sales increased 0.6% from Sept 2020’s 3,152, and decreased 10.3% from the previous month/August’s total of 3,535.
  • The Average Sale Price in Sept 2021 of $571,500 is up $61,500 from last year/Sept 2020’s $510,000, and down $12,100. from the previous month/August’s $583,600.   
  • The “Median” Sale Price (the price smack dab in the middle of all sales) in Sept 2021 of $510,000 rose $59,000 from last year/Sept 2020’s $451,000, and was down $15,000 from the previous month/August’s $525,000.

Lake Oswego is getting an Aquatics Center!

In all of the years that I have been writing this blog, I’ve had a dirty little secret. I’ve been driving into Portland to the SW Community Center at Gabriel Park to swim. I don’t swim daily, or even monthly, but when I am in the swimming mood, I love it. I was an aqua-aerobics instructor for about 8 years and I once taught swimming to small children. So being in a pool is something that I really enjoy.

When I moved to Lake Oswego in 1998 I tried to use the pool at Lake Oswego High School. I really did try. But the pool is old and dingy. There is not enough chlorine in the world to make the water look inviting. It’s also just a lap pool, built to benefit the school’s swim team. This also meant that the public use hours were very limited.

The new pool will be part of a large (60,000 square feet) aquatics and recreation facility. It will be located adjacent the the Municipal Golf Course at the corner of Overlook and Stafford Roads. Construction is scheduled to begin in the spring of 2022.

Amenities will include:

  • A competition pool with spectator seating for 300 people
  • A lap pool
  • A recreation pool
  • A spa
  • A basketball court
  • A weight room with cardio equipment
  • 2 multi-purpose rooms for classes and group excercise
  • Locker rooms

Yep, I’m pretty stoked. The one thing that this town has been missing is being rectified and I am really excited. See you at the pool!

News & Notes ~ August Numbers 2021

Here is the latest look at the overall Portland area and how Lake Oswego fits into that picture. Don’t miss the Portland Neighborhood Report (below) with values, time on market and appreciation rates broken out for our Property Blotter readers.

Overview/Fluctuations ~  Market Data Aug 2021:                                                                                            August is never a robust month in Portland, but things are moving right along. With the exception of some slight shuffling, we saw a pretty “no-drama” month in terms of pricing stability and sales compared to July. Market time remains only slightly different than July, at 23 days compared to July’s 20 days overall. New Listings dropped off for a bit as we’d expect, and Inventory rose slightly to a whopping 1-month’s supply (just a tad under last August).

Rates are hanging right at 3.0% as of today, but there is pressure on rates to move higher.

According to the RMLS Market Action Report  for the Portland Metro Area, Aug 2021:

  • There were 3,698 New Listings in Aug 2021 dropping 4.8% from Aug 2020’s 3,885 and 13.3% from the previous month/July’s 4,267.
  • At 3,219, Aug 2021’s Closed Sales are up 2.2% from Aug 2020’s 3,149, and fell 6.4% from the previous month/July’s total of 3,439.
  • At 3,535, Aug 2021’s Pending Sales decreased 4.4% from Aug 2020’s 3,697, and are also up 5.4% from the previous month/July’s total of 3,354.
  • The Average Sale Price in Aug 2021 of $583,600 is up $72,600 from last year/Aug 2020’s $511,000, and down $9,500. from the previous month/July’s $593,100.   
  • The “Median” Sale Price (the price smack dab in the middle of all sales) in Aug 2021 of $525,000 rose $76,000 from last year/Aug 2020’s $449,000, and also increased $3,000 from the previous month/July’s $522,000.

What’s in a Name?

A bit of trivia about the Property Blotter. Linda and I started our blog many years ago. Blogging was new to real estate and we had the good fortune of working with someone who was in the know about how to do it. Ron Ares, the son of our principal broker was a new agent who was interviewed by the New York Times because of the blog he had for Portland real estate. I was like “What?!” At that point I had a couple of decades in the business and realized that the power of the blog was pretty incredible for the recognition that Ron got as a result of his efforts. So Linda and I were on board.

Then it was time to choose a name. We knew we wanted to have a name that was uniquely LO. We brainstormed lots of options and came up with the Property Blotter. The name comes from the Police Blotter that was published weekly in the Lake Oswego Review. The Lake Oswego Police have 100% response policy. If you call them, they show up. The police calls are then reported in the local newspaper. What they respond to can be pretty funny. So the local blotter has been a source of local entertainment for many years.

Here is a sampling of what was reported in the August 12th edition of the LO Review:

7/31 9:43 A.M.

A dead squirrel was seen near the 18400 block of Deerbrush Avenue

7/31 12:54 P.M.

A man was seen laying sideways on a step near Boones Ferry Road and Kruse Way Place

7/31 1:19 P.M.

A caller believed someone was selling dogs our of cages in a truck near the 40 block of McNary Parkway. It turned out to be a part of an adoption program.

7/31 9:34 P.M.

Someone was seen walking in the middle of the street near SW Lesser Road and Jefferson Parkway

8/1 7:00 P. M.

A resident said she was being followed by two people at a store near the 90 block of B Avenue. Police made sure she got home safely. (I love this one. Who doesn’t want a police escort if you feel unsafe?)

8/2 12:55 A.M.

Intermittent “constuction-type noises” were heard near the 1000 block of Westward Ho Road

As you can see, it can be amusing. There is actually a book that was written about the blotter. It’s a good read that I highly recommend.

I feel very fortunate to live in a community with relatively low crime and whose police department is 100% there to serve and protect. It’s one of the many things I value in my community.

Market Activity August 30-September 5, 2021

This is the time of year, as school starts, when the market typically starts to let off the gas a bit. I just don’t see that happening. Last week in LO we had 10 new listings, 32 properties (!) move into pending status, and 32 closed/sold. We are winding down the summer in an all steam ahead fashion.
