Portland Area + LO ~ February 2026 Stats

Here is your look at the greater Portland area calculated for the previous month with Lake Oswego broken out at the bottom. ***Be sure to check out the Neighborhoods Report below which categorizes areas of the metro into smaller pieces.

What a difference a month makes.  February data shows more Buyer activity than in the last 3 years. This influx of Buyers is evening out sale prices. The steep drop from December to January seems to have leveled out, with prices now looking more in the range of December’s. That said, some areas such as Hillsboro, NW Washington County and North Portland are seeing increases in price around $40,000 over December. **A note on Lake Oswego- You’ll see that the Average Sale Price also took quite a dip, but, as I always try to point out, with such a wide range of price options in Lake Oswego (Pight now between $185,000 and $8,500,000) there is no way to determine anything of value from the way the Average Price breaks down on a month by month basis (see Neighborhoods Report below). Sellers can expect relief from what has been the steadily-increasing Time on Market as well.

  • There were 2,260 New Listings in February which increased 17.1% from the 1,930 in Feb 2025, & increased 17.1% from the 2,109 in the previous month/Jan.
  • At 1,405 February 2026’s Closed Sales (Solds) are down 1.6% from Feb 2025’s 1,428, and increased a substantial 26.5% from the previous month’s total of 1,111.
  • At 1,821 February’s Pending Sales (Accepted Offers) are up 10.5% from Feb 2025’s 1,648, and up a  6.6% from the previous month/January’s total of 1,708 Accepted Offers.
  • The Average Sale Price for February 2026 of, $590,600 is down $22,500. from last year/February 2025’s $613,100, and up $22,600 from the p­­revious month/Jan’s $568,000. 
  • The “Median Sale Price” (the price smack dab in the middle of all sales) in February 2026 of $525,000 is down $13,300 from February 2025’s $538,300, & up $15,000 from the previous month’s $510,000.

Market Activity Feb 23-March 1, 2026

Looking at the market activity in Lake Oswego last week, I would call it healthy, and maybe even strong. Interest rates are now below 6%. That has gotten people interested in making a move.

We had 15 properties enter the market. 3 of those sold quickly and appear in this report as pending sales. 16 properties moved to pending status. There were 17 closed sales.

Market Activity ~ Feb 16-22, 2026

Last week we had another influx of properties to the market. There were 22 New properties, 19 that moved to Pending status and 6 that Closed/Sold. Usually we have several that are what we call “refreshed” Listings (recently given a new ML# & re-posted), but last week there was just one out of 22, so lots of people who’ve been holding off are now deciding to move forward. One property at 767 10th Ave seems to have been listed on Jan 28th, but it’s data never loaded onto any reports & it’s showing up as New this week, so we are including it. Right now there are 204 properties available ranging from $179,500 to $8,900,000.

Portland Area + LO ~ January 2026 Stats

Happy February! Here is your look at the greater Portland area calculated for the previous month with Lake Oswego broken out at the bottom. ***Be sure to check out the Neighborhoods Report below which categorizes areas of the metro into smaller pieces.

Well…there is a lot happening here.  In the overall Portland area, January prices dropped by similar amounts to how much they rose last year at the same time…up then $28,000 & now down $35,000 from the years prior (Jan 2024 & 2025), and up then $22,000 to down now $28,000 from the months prior (Dec 2024 & Dec 2025). So, prices are stabilizing from the highs of 2025 and the number of New Listings just rose an incredible 109.9% from December. Plenty of newness in the Portland area! I believe a lot of people took their homes off the market during the holidays and are putting them back on now, and from the 38.4% rise in Pending sales from Dec’25 to Jan ‘26 it appears Buyers are out taking advantage of the exciting trends in 2026.  This is great news for both Buyers and Sellers. Expect a busy Spring.

***Lake Oswego is one of the few areas of exception with steadily increasing home values over the last 3 months.

  • At 1,111 January 2026’s Closed Sales (Solds) are down 8.4% from Jan 2025’s 1,213, and down 32.0% from the previous month’s total of 1,633.
  • At 1,708 January’s Pending Sales (Accepted Offers) are down 0.6% from Jan 2025’s 1,326, and up a substantial 38.4% from the previous month/December’s total of 1,234 Accepted Offers.
  • The Average Sale Price for January 2026 of, $568,000 is down $32,300. from last year /January 2025’s $600,300, and down $28,400 from the p­­revious month/Dec’s $596,400. 
  • The “Median Sale Price” (the price smack dab in the middle of all sales) in January 2026 of $510,000 is down $27,000 from January 2025’s $537,000, & down $25,000 from the previous month’s $535,000.

Aaaaaand, we’re off! Last week Lake Oswego saw 21 properties enter the market. Things are starting to pop in Lake Oswego. 11 moved to Pending status and 6 Closed/Sold. Several of the New properties were refreshed from more than a month ago, and a few moved to Pending status in the same week they came on the market. Always a sign of a great Listing. One in particular just stood out (it went Pending one day after our end-week here of the 25th). A remodel on SW Deer Oak Ave in Bryant Woods~ Just a beautiful home- great work by both the remodelers and the Listing Agent in presenting it well. Market Activity Jan 12-18, 2026

I’m a bit excited about the market activity report for Lake Oswego last week. 16 houses went pending! That feels above average to me for the second week of January. I think that the interest rates at 6% and even slightly under that, is motivating buyers. I also think that the houses with extended market times (7of the 16 pending sales were on the market for more than 100 days) creates a strong environment for buyers to negotiate both price and terms. It makes me feel optimistic about real estate as we enter 2026.

The numbers for last week were 14 new listings, 2 of which sold quickly and appear in the report as pending sales. There were 16 pending sales, and 5 closed sales.
