The news is in some of the changes from Sept to Oct this year: Closed sales up 13.2%, and Average Sale Price down $10,900. Inventory dipped just a bit but it’s staying relatively steady & at least up some from last year. N, NE, SE and Gresham area as well as Hillsboro area are all on a steady 3-month trajectory downward in price. ***I tell people every year at this time that it can be the best time of year to buy a home due to prices and the general willingness of people to be more open to negotiating on price or terms with Sellers trying to get things done before the holidays and/or the end of the year.
Rates: “I expect volatility as economic reports are released after the government shutdown. Rates are currently hanging in the low 6% range.” Gary Boyer, Certified Mortgage Planner, Premier Mortgage Resources
According to the RMLS Market Action Report for the Portland Metro Area October 2025:
There were 2,366 New Listings in October which increased 3.6% from the 2,283 in Oct 2024, & decreased 5.3% from the 2,498 in the previous month/Sept.
At 2,066 October 2025’s Closed Sales (Solds) are up 4.6% from Oct 2024’s 1,975, and up 13.2% from the previous month’s total of 1,825.
At 1,988 October’s Pending Sales (Accepted Offers) are down 1.5% from Oct 2024’s 2,018, and down 7.3% from the previous month/September’s total of 2,145 Accepted Offers.
The Average Sale Price for October 2025 of, $606,000 is up $1,800. from last year /October 2024’s $604,200, and down a whopping $10,900 from the previous month/Sept’s $616,900.
The “Median Sale Price” (the price smack dab in the middle of all sales) in October 2025 of $540,000 is unmoved from October 2024’s $540,000, & down $5,000 from the previous month’s $545,000.

Last week Lake Oswego saw 6 properties enter the market… and the funny thing is that 5 of them went Pending in the same week. That tells me there are Buyers out there and they’re watching what’s on the market… When you prepare a home nicely, price it just right, and it is new to the market, it tends to move, so Bravo to those Sellers! It also tells me what price range people are honing in on right now…one of the fast-movers was $1,695,000 but the rest were $599,000 to $824,900. There were a total of 10 that went Pending and the current number of homes available in Lake Oswego is 246 with a price range of $199,000 to $9,950,000.

Pricing Trends: N and SE Portland are showing steady downward movement in price during the last 3 months. NE Portland bumped up a bit in August but is also down price-wise from July. NW Portland is also on a steady 3-month trajectory downward in price, whereas West Portland & Lake Oswego are in a steady upward 3-month trend. The Gresham/ Troutdale area continues to be the metro area’s best bang for your buck as a Buyer. Common understanding is that all this movement is due to tumult over interest rates. We’ll see what happens the next few months as rates are expected to decline.
Rates: “The 30 year conventional rate is hovering around 6.5%. The bond market expects the Federal Reserve to announce a .25 point reduction to Federal Funds discount rate at their next meeting on October 29th.
