November 29th, 3-7pm, Millennium Plaza will be the location for the 60th annual holiday tree lighting festival.
Activities include photos with Santa, Timberview Farm Reindeer, sweet trees, music, caroling, and over 40 vendors. The lighting of the Millennium Tree will happen at 5:30.
Last week in Lake Oswego the real estate market was very active, for this time of year. There were 13 new listings. Two of those sold quickly and appear in this report as pending sales. There were 15 houses that accepted offers and went into pending status. There were 10 closed sales. Those are solid numbers for November.

As of this month, not only is the skate park open, but so is the parking lot and the restrooms. If you are not in the area, you may not have seen all of the construction happening along Stafford Road between the City Golf Course and Rosemont Rd. The skate park is just one component of this development: the others being a new municipal pool and a large rec center. The skate park is step #1.
More exciting news is that this fall the City was awarded a $1 million matching grant from the Oregon Parks and Recreation Department Local Government Grant Program to fund construction of a play ground and picnic shelter adjacent to the skate park. The goal is to complete these by the summer of 2025.
The skate park is formally known as Rassekh Park. These are wonderful improvements to our community. The combination of skate park, playground and picnic shelter sounds like an ideal place to take the kiddos to work off some of that energy. Enjoy!
Closed sales and pending sales are holding strong with 16 closed sales and 12 pending sales in Lake Oswego last week. This is a reflection of folks being motivated to get into their new home before the holidays. Active listings have dropped off to just 6. One of those sold quickly and appears in this report as a pending sale.

Today we awake in the same great community we fell asleep in. Over our history as a community we’ve consistently demonstrated our ability to come together, lead by example, respectfully engage in civil dialogue and care for one another as neighbors. Riding the Willamette Shore Trolley is a lot of fun. It runs on an old rail line from 313 N State Street in Lake Oswego to Bancroft Street in the South Waterfront in Portland. Round trip takes approximately 90 minutes.
I celebrated my Mom’s birthday on the Trolley several years ago. We brought along a picnic and turned it into an event.
Yesterday, while having lunch at Dang’s on State Street, I saw the Trolley go by. Here I had thought that the 2024 Trolley season was over. Turns out, it’s not.
There are 4 special Trolley events still happening. The first on is today and tomorrow (Oct 26 and 27), Fall Colors Trolley Trips. At noon and 2pm, fares are just $10.
At Christmas there is Fa La La Trolley, a Trolley ride for those who enjoy caroling. The Tinseltown Trolley is being organized by Lake Oswego Parks and Rec and may include a visit from Santa. Last, on December 10th, 13th, 17th, 19th and 21st, the Trolley will run to allow viewing of the Christmas Ship Parade on the Willamette River.

New listings had a pretty big bump up last week with 20 new properties coming onto the market. It had me wondering why. There are two thoughts that come to my mind. First, many corporations align their fiscal year with the calendar year. Listing a property now will allow them to, hopefully, write off the costs associated with relocating an employee and writing it off in this fiscal year. My other thought is that people in general prefer to move before the holidays fully take over their lives. In any case, that’s a pretty bump from the dozen or so new listings that we’ve been seeing for sometime now.

Sally Harman and Frank Gruner will be conducting a benefit concert on October 20th to benefit the victims of Hurricane Helene.
Sally and Frank have been fixtures in the music scene in Lake Oswego for years. My daughter introduced me to Sally when she was attending Lakeridge Middle School. She’s now 38 years old, so that was some time ago. Sally did a lot of volunteering at the school and my daughter really connected with her.
She and Frank perform classical and Jazz. They are wonderful!
Attendees are asked to make donations to Hurrican Helene relief efforts.
The concert will be held at the United Methodist Church, 1855 Southshore Blvd, at 4:00pm on October 20th.
It will be a fun event and, hopefully, go a long way to help others in desperate need right now.
We are having the most beautiful fall weather. Cold, crisp mornings followed by pleasant and sunny afternoons. With all of the disastrous weather in other parts of the country, I am grateful to live in the Pacific Northwest.

Here we are, at the start of the holiday season. This is a very unique time of the year to be selling your home. Decorations are being purchased and coming out of storage. It is festive and fun. If you are selling your home at this time of year, you need to be thoughtful about how you approach your decorating of your home.
If you want to decorate, please do.
I do believe that everyone enjoys holiday decor. Outside the leaves are falling and our yards are going dormant. We are spending more and more time indoors. This is true of you and it’s also true of the people who are touring homes to make a purchasing decision. With proper decorating, coming into your home and feeling the spirit of the holidays will help them to feel at home.
Don’t over do it.
Make your holiday decorating tasteful and not over powering. You don’t want to make the decorating the overwhelming experience so that potential buyers end up looking at the decorating and not at the house. Don’t allow the decorating to get in the way of free movement through the house. A Christmas tree that people have to maneuver around is a Christmas tree that is either too big or put in the wrong place. Don’t over crowd the front steps with pumpkins. Safety is important. Less can be more. Be very careful to not let it become overwhelming.
When the holiday is over, it’s over.
As soon as the holiday has passed, take everything down and put it away. Allowing decorations to linger is both distracting and annoying. There are a few exceptions to this. Greenery left at the front door remains tasteful for several weeks. Holiday twinkle lights that are not colored help brighten homes on dark days. But be careful about what you choose to keep up. 99% of holiday decor needs to be taken down.
This actually is a great time to sell a house. Particularly this year as interest rates are coming down. I also believe that people who shop for homes at this time of year are highly motivated.
