Market Activity Jan 12-18, 2026

I’m a bit excited about the market activity report for Lake Oswego last week. 16 houses went pending! That feels above average to me for the second week of January. I think that the interest rates at 6% and even slightly under that, is motivating buyers. I also think that the houses with extended market times (7of the 16 pending sales were on the market for more than 100 days) creates a strong environment for buyers to negotiate both price and terms. It makes me feel optimistic about real estate as we enter 2026.

The numbers for last week were 14 new listings, 2 of which sold quickly and appear in the report as pending sales. There were 16 pending sales, and 5 closed sales.
