Real estate is bought and sold year round, but it does have a rhythm. Here in Oregon, the peak months to buy and to sell are May and June. This has a lot to do with the school year. People simply prefer to be settled in after a move with plenty of time before school starts. I think it also has to do with how great landscaping looks in May and in June. Our gardens are in their fully glory with lilacs, rhododendrons, and the new starts of annuals and raised beds.

This is certainly born out by looking at the increase in new listings in the last few weeks. We had 29 new listings last week! In December and January that number dwindles to 4 or 5.
The other factor that comes into play is the weather. As we come out of winter, approaching the end of the school year, and things warm up, people are excited and motivated for making a change. Then the summer heat sets in and people are trying to cool off by finding a river or a beach and going on vacation.
The market remains strong though the summer and the early fall. It cools off at Halloween. Houses are still bought and sold, but just in smaller numbers. November, December, and January things are pretty quiet: all in anticipation of spring.
