According to the RMLS Market Action Report for May 2012, the combined area of Lake Oswego and West Linn  reported:

  • 615 Active Listings

  • 169 Pending Sales
  • 112 Closed Sales
  • An average Sale Price of $482,500.
  • Average Time on the Market: 167 Days

Also:

For the Portland Metro Area…………….

  • April 2012: Unsold inventory is at its lowest since March 2007
  • If you compare May to the previous month of April 2012, Closed Sales grew by 15.1%
  • Pending Sales (2522) representing highest in May since May 2007when there were 3054.
  • Closed Sales numbered 2098mwhich is a 20.4% increase over May 2011.
  • Aveage Sales Price rose 7.2% over May of 2011

 

 

Market Activity June 4-10, 2012

Last week there were 21 new listings, 27 homes became pending sales, and 13 closed sales. The thing that caught my eye doing this activity report is that of the 27 pending sales, 13 sold in 10 days or less.

I’ve also got to share a recent experience. Working with buyers who had seen everything on the market in their price range in Lake Oswego, we were actively pursuing the new listings. A house, at a good price, came on the market in a high-end subdivision. We saw it the first day it was listed in the RMLS. My clients really liked the house and we spent about 45 minutes looking it over. When we openned the door to leave, there was a line in the driveway of Realtors and buyers. Seriously, a line was in the driveway. It’s fair to say that the house sold that day, to my clients. It was a bidding war. I haven’t seen anything like that in, well, 5 years.

Market Activity for May 14-20, 2012

Last week 21 new listings came onto the market, 23 homes went pending, and 13 sales closed, including a house on the Willamette River for $3,600,000. That is the most high-end sale in the area in several years. Ther has been quite a bit of buzz about it. Also of note is that it sold in just 33 days.
