The Importance of Great Photography

In today’s real estate market, pretty much 100% of buyers start with the Internet. There are numerous websites that are popular, but all of them upload the information about your home from the same source, the Regional Multiple Listing Service. This data is generated by the Realtor you hire to market your home. Part of that marketing is taking pictures. Today, the RMLS allows up to 32 photos. That’s a lot of pictures.

Here are a few tips to prepare your home for photography.

1. Declutter and remove personal mementos. This is something that I have stressed on numerous occasions, but it just can not be said enough. Clutter decreases value. In photos, it makes a room look small and cramped.

2. Remove seasonal decorations, particularly right now. If you still have holiday decorations up and they appear in photos, it will make your home look like it’s been on the market for two months, even if it’s just now being listed.

3. Outside, hide the garbage cans and the bikes.

4. Trim back the landscaping to benefit seeing windows when exterior pictures are taken, and also to let as much light as possible into the house for the interior photos.

5. Use a Realtor who hires a professional photographer. I’ll admit, I think I’m pretty good at taking pictures. I am a hobby artist and pride myself on knowing angles and directions to photograph, but I can not match the skill of a professional photographer. It’s more than taking the photos. It’s also having the best camera and lens, along with editing. I using an amazing photographer who has a background in graphic design. She sets her camera up on a tripod and then takes multiple photos of the same shot, but using different light exposures. She then edits the photos, combining them, to get the absolute best light exposure.

6. Lots of photographers, not the person I prefer, set a limited window of time, usually about 45 minutes or so. In other words, they won’t have time to open drapes or turn on lights. So be prepared to have your home “photo ready” when they arrive. This means turning on every light in every room. Open all of the drapes to let light in. Consider building a fire in the fireplace.

7. Every property deserves professional photography. No matter the price point, the photos are important.

The photos featured in this post were from a listing I recently had in Mountain Park. This house sold on the first day for $10,000 over the asking price. I hope you can see why. It was a gorgeous house, but the photos…just, wow.

Oswego Heritage Council

I am a big fan of history and I really appreciate it when it is well preserved and appreciated. Lake Oswego history is quite fascinating. The town was originally founded as a result of the discovery of iron ore in hills where Iron Mountain Drive now runs. The ore was brought down out of the mountain, loaded onto barges and taken across the lake to the Willamette River where it was smelted into usable iron.

While LO never did actually become “the Pittsburgh of the West”, it did get it’s start as a company town that evolved into a vacation town for folks in Portland, and eventually into what it is today with a population of just under 40,000 people.

Preserving the history of the town is the focus of the Oswego Heritage Council. Located as 398 10th Street in downtown LO, the council is located in an elegant formal residence that houses a museum, meeting rooms and a formal garden. There is a permanent exhibit as well as rotating exhibits. Currently being shown is the Bickner and Woodward family collection of photographs from 1919-1921. The museum is open Monday, Tuesday, and Thursday from 10-3. It is free.

The council is a 501 (c)(3) non profit. It is financed by the efforts of the council itself. In keeping with it historic mission, these efforts are primarily well known and respected annual events that include a classic car and boat show in August and a home and garden tour in June.

The facility is also available for rent. It’s suitable for meetings, luncheons, and small weddings.

News & Notes ~ Dec 2019 Numbers

Here is your look at the most recent data for the entire Portland area (December 2019) and how Lake Oswego fits in to this picture just below.

Inventory dropped a bit in December, but this is to be expected at the holidays. By the same token New Listings and Pending Sales took some steep dives from November, but all numbers are up from last year to varying degrees.  Year-end Average and Median Sales Prices were up modestly from 2018. Neighborhoods are broken out below.

According to the RMLS Market Action Report for the Portland Metro Area, December, 2019:

  • There were 1,270  New Listings in December 2019 which was up 1.2%  from December of 2018’s 1,255, and  dropped 40.0% from the previous month/November’s 2,118.  (Pssst…holidays.)
  • At 2,213, December 2019’s Closed Sales were up 19.9% over December 2018’s 1,846, and also up 1.0% from the previous month/November 2019’s total of 2,191.
  • At 1,772, December 2019’s Pending Sales rose 10.8% over December 2018’s 1,599, and fell 22.1% from the previous month/November 2019’s total of 2,274.
  • The Average Sale Price in December 2019 of $457,700 up $19,100 from last year/December 2018’s $438,600, and down $4,900 from the previous month/November 2019’s $462,600.  
    • Year-to-Date for End-2019 is $459,200
    • Year-to-Date for End-2018 WAS $452,400
  • The “Median” Sale Price (the price smack dab in the middle of all sales) in December 2019 of $405,000 was up from last year/December 2018’s $390,000 by $15,000, and down $10,000 from the previous month/November 2019’s $415,000.   
    • Year-to-Date for End-2019 is $410,000
    • Year-to-Date for End-2018 WAS $400,000

ARTmart is Back!

Lake Oswego is a very art oriented town. From the Gallery Without Walls, to the Lake Oswego Festival of the Arts, you have art in your life is you live in or regularly visit Lake Oswego.

A new tradition has been added to Lake Oswego’s legacy, ARTmart. Did you know that the Arts Council of Lake Oswego maintains a gallery space at 510 First Street in downtown LO? I’ve been to a couple of exhibits there. ARTmart is an exhibit in this gallery space, but it’s unique. It is a community event that encourages citizens to donate art that they are no longer displaying in their homes or businesses. The art is offered for sale with the proceeds going to fund outreach and education programs. Any unsold art is donated to Community Warehouse in Portland with the mission of providing art work to neighbors in need.

Market Activity Dec 16, 2019-Jan 5, 2020

This market activity report is extremely encouraging. During the slowest part of the year for real estate sales, Lake Oswego had 26 houses go into pending status and 38 closed sales. Seriously, these are people who have busy lives and the holidays compounds that. Yet, they were out buying houses. That is a lot of activity over the holidays. Then notice that only 6 properties came onto the market during that same time period. I think this explains why 11 of the 26 pending sales had been on the market for over 100 days. 2 had been on the market for over 400 days! The inventory is low and that gave new life to some older listings. It is a great time to put your house on the market. Buyers are out there and houses are selling. Nice!
