Lake Oswego High SchoolHands down the number one reason that people move to Lake Oswego is for the schools. It’s why I moved here in 1998. It’s why my parents moved her with me in 1976. Previously I had lived in the Sellwood neighborhood of Southeast Portland. Sellwood is super charming and I loved my old Portland bungalow and jogging in Oaks Bottom. But when my daughter entered Sellwood Middle School I couldn’t help but wonder if Portland Public Schools was the best place for her. My family really values education. The curriculum in Portland just seemed a little loosy goosy to me. You only have this one shot at giving your kids the best opportunity possible and a great education goes along way towards accomplishing this goal.
The difference was night and day. Whereas in SE Portland teachers coped with a lot of disciplinary issues, in Lake Oswego kids arrived at school ready to learn. I know that my experience was from 1998, so it is not a reflection of what is currently the case between the two school districts, but the state-wide rankings have changed very little in 20 years.
Lakeridge High SchoolMy son struggled in school. We took the time to have him tested and the Doctor who did the testing came up with an in-depth program to monitor him throughout the school day. It was basically a rewards system that was designed to keep him engaged with the classroom activities and not be distracted and not paying attention. I took that plan to his 4th grade teacher and without batting an eye she got on board. This already busy teacher with a full classroom and a full lesson plan had the energy and desire to add this new task to her day. I am so grateful!
Both of my kids did great. No, they weren’t super stars in academia or athletics. They were just regular kids that had their ups and their downs. I think being a kid, and particularly being a teenager, is pretty tough. Kids need a safe place with structure that gives them the tools to succeed. I feel like Lake Oswego Schools did this for them. My daughter went on to college, my son chose the military.
I’m so glad that we moved here at a time when my kids could benefit from the schools. If you are in this stage of your life, and are thinking you need to move your kids to get them into some of the best public schools in the state, think about a move to LO. You won’t regret it.

Last week in Lake Oswego new listings were down to just 13. By the time we get to Christmas they’ll get to as few as 4 or 5. But think about that, even at Christmas folks are listing their homes for sale. The market is always happening! Along with 13 new listings, there were 19 properties that went into pending status and 23 sold/closed sales. 19 pending and 23 sold is right in line with what we’ve had happening since the end of August. This means that the buyers are still out there making offers. This is a great circumstance for selling!

Activity continues to be mixed in the Portland area. A lot of it is seasonal/happens every year. Some looks like a slight cooling trend.

According to the RMLS Market Action Report for the Portland Metro Area, August, 2018:
There were 4,214 New Listings in August 2018 which was up 4.1% from August of 2017’s 4,048, and down 2.3% from the previous month/July of 2018’s total of 4,312 .
At 2,967, August Closed Sales fell 2.2% from August 2017’s 3,034, and/but were up 8.4 % from the previous month/July 2018’s total of 2,736.
August’s Pending Sales (accepted offers), at 2,760 were cooler at 10.2% down from August of 2017’s 3,072, and 10.1% down as well from the previous month/July 2018’s total of 3,071.
The Average Sale Price in August of $462,400 was up $26,700 from August 2017’s $436,400, and also up from the previous month/July 2018’s $455,100 by $7,300.

5700 Ridgetop, sale pendingThere has been a shift in the real estate market over the last 6 months. The shift has been away from a sellers market where buyers were aggressively making full-price or better offers, writing emotional letters to convince sellers to pick them as the buyer, and doing whatever it takes to get into escrow on a house that they wanted. Today it is much different. The market has slowed down. Today houses are staying on the market longer and buyers are in a position to negotiate with sellers for prices and terms that are more to their liking.
I don’t want to imply that the market is diving. It is not. What it is, I would characterize, as being more balanced. Yes, prices have leveled off. Average market time is a bit longer, but a well-priced and properly staged home will still sell in days and at asking price or better.
$674,000, sold in 8 daysWhen there is a shift in the market it isn’t obvious until a couple of months into the change. This means that last spring, say in about April, Realtors were not yet aware of the change. At that point we were still thinking it was a seller’s market. It is highly normal for a person selling their home to want to get every dollar possible out of the sale. In a seller’s market this allows sellers to learn of the current value and then wishfully add on an extra $10,000 or so. It worked when the market was in their favor, but it doesn’t work when the shift is happening to favor buyers. This means that many homes listed last spring were over-priced and have languished on the market. If you are following the market with an app such as zillow or redfin, you are getting lots of push alerts about price reductions. Those are the houses that were priced too high and not reflective of what is actually happening.
So what if you want to sell your house in this climate? You’ve got to get competitive and you will win. What do you need to do to get competitive? You need to do the work of getting your house ready and then pricing it for what it is actually worth and not for what you wish you could get out of it.
Properly prepared, properly pricedGetting your house ready means cleaning and repairing it is much as possible. This past week I wrote an offer for a client on a house with broken and missing bedroom doors, as well as a back yard that a large dog has torn up and gotten the siding on the back of the house extremely muddy. It would take a weekend for the home owners to pressure wash the back of the house, put out some pots with flowers in them, and replace about 6 doors. I don’t know the exact cost but I’d put it at under $1000. The reward would be a much more desirable property and, I believe, would get them about $10,000 more in the selling of their home. This offer did not come together. The home owners simply are not being reasonable about the condition of their home as it relates to the list price.
That is a nice segway into proper pricing. Your home needs to be priced to reflect the recent sale of similar homes in your neighborhood. It is worth what the market is demonstrating that it is worth.
This is not rocket science. Properly prepare your home and then properly price it. You’ll realize a good sale, at the best value of the current market, and you won’t be sitting on it hoping for a buyer to come along 4 or 5 months from now.

I think we are at an interesting juncture in the real estate market. We have all heard of a “buyer’s” market, where buyers are in control, and a “seller’s” market, where sellers get what they want. I think right now our market is very balanced. I look at the closed and pending sales from last week, combined they equal 41 properties, and 13 of them, about 25%, sold in less than 2 weeks. 11 took more than 3 months to sell. Bottom line is price your property right and you will sell quickly and likely have a very smooth transaction. Over pricing leads to extended market time. That is just how it works.
Last week in Lake Oswego we had 17 new listings, 21 properties go into pending status, and 20 closed/sold homes.

A rare bit of personal whimsy from me on this page~ My Dad had a philosophy about “cheering for the underdog”. I am pretty supportive of great success, so have never really waved this flag high, and am enthusiastic about “big”…as long as it’s Good. 😉 I DO have a long-standing preference for supporting smaller, sometimes family-owned businesses. I married a man who Loves animals, and so founded and runs a natural pet supply store. I like these kinds of people. So, when you work with me, the list of contractors I recommend are people I’ve usually known for some time, are licensed, bonded and trustworthy, and have a history of doing great work for often less than “big” cost. Planning a vacation abroad? The City, a designated official Passport Acceptance Facility, has expanded its passport hours – making it easier to get a passport! Passport services are now available Monday, Tuesday, Thursday and Friday from 8 a.m. to 3:30 p.m. (closed Wednesdays), at City Hall, 380 A Avenue – 1st floor. Forms and other important information can be found online at www.lakeoswego.city/finance/passport-service-city-hall.
It can take up to six weeks to process a passport application, so it is important to start the process early.

I think I detected the nip of fall in the air this morning. This is such a beautiful time of year in Oregon. September is hard to beat! The market was slightly slower last week but still lots going on. There were 14 new listings, 16 houses that went into pending status, and 10 sold/closed sales.
