News & Notes ~ Year-End Dec 2018

Hello 2019!!!  Every year we get to take a look at how the numbers shook out for the prior year by digging into the December report, 1st through the 31st. The winter/holiday months always bring some cooling, and we also get to look at full year-to-year comparisons at this juncture.

Here is your look at the most recent data for the entire Portland area (Dec) as well as YTD numbers and how Lake Oswego fits in to the picture just below.

According to the RMLS Market Action Report for Portland Metro Area, December 2018:

– There were 1,255 New Listings in December 2018 which was down 21.4% from December of 2017’s 1,617, and also down 45.7% from the previous month/Nov of 2018’s total of 2,310.

  • ***New Listings for the entire year were: 41,287, an increase of 1.2% over 2017.

– At 1,846, December Closed Sales cooled  21.4% from December 2017’s 2,350, and also 13.9 % from the previous month/Nov 2018’s total of 2,144.  ***This is the coolest December for Closed Sales since 2013 when the total was 1,821.

  • ***Closed Sales for the entire year were: 29,771, a decrease of 5.9% from 2017.

-December’s Pending Sales (accepted offers), at 1,599 are down 9.0% down from December of 2017’s 1,757, and 16.0% from the previous month/Nov 2018’s total of  1,904.

  • ***Pending Sales for the entire year were: 29,809, a decrease of 4.9% from 2017.

-The Average Sale Price in December of $438,600 was up $16,900 from last year/December 2017’s $421,700, and down from the previous month/Nov 2018’s  $448,900 by $10,300.   

  • ***YTD Average Sale Price for the entire year was: $452,400 up 5.5% from $428,700 in Dec 2017.

-I am including Median Sale Price in 2019. So, for reference, when we do this again next year, the Median Sale Price (price smack dab in the middle) in December 2018 was: $390,000. Up from $380,000 in Dec 2017.

  • ***YTD Median Sale Price for the entire year was: $400,000, up 5.3% from 2017’s $379,900.

      • NOTE: Higher-Priced vs Lower-Priced Homes Sales can skew the “Average” in any given month.  Lake Oswego has quite a variety, so this tends to be a less meaningful stat, generally speaking, in this niche.

Happy 2019!  OK, Dianne and I are getting back to “normal” now, and this is the first one-week report of the year for Lake Oswego. You can see below that we’re starting up steady with new properties beginning to hit the market and go Pending, and lots of properties Closing that were Pending during 2018. I removed 11 properties showing as “New” that had actually been “refreshed”, so these numbers below are real.  ***I’ll also have the much anticipated 2018 “Year-End” numbers in the News & Notes report for you this week.

DETACHD refers to Single Family Detached Residence, MFG refers to manufactured housing, and ATTACHD refers to single-family residences with some portion of the structure attached to another property, but not constituting CONDO ownership. DOM stands for days on market, or the number of days from when the listing became active and when it received an acceptable offer, with CDOM standing for “cumulative days on market” accounting for “refreshed” listings.

Preparing Your Home for a Home Inspection

Our local real estate market will begin to pick up steam now that the Christmas/Winter holidays are officially behind us. Honestly, with the warm winter we have been having, I won’t be surprised if we get daffodils in February. All of this has me thinking about the people who are reading this blog and planning to sell their home in the coming spring or summer.

There is so much to do to get your house ready! Clean, discard, paint, replace, where to begin? My advice, take it a day at a time and with proper planning you will be ready. As you do this, please take time to also prepare for the inevitable home inspection. Here is a check list to get the basics of a successful home inspection covered:

1. Make sure that no plants or trees are actually touching your house. The rule of thumb is 6 inches. Nothing growing in your yard should be closer than 6 inches to any part of your house.

2. Clean the gutters. This is particularly important is the rainiest part of an Oregon year is still ahead of us. Clogged gutters will lead to water in a crawl space, which is a huge red flag for a home inspector. When water is found in a crawlspace it really freaks people out. The imagination can lead to visions of trenches and sump pumps and $$$. Keep your life less dramatic and clean your gutters.

3. Replace or clean dirty furnace filters. Not only will this help the inspection to go well, but it will extend the life of your furnace and allow you to enjoy better air quality.

4. Repair leaky faucets. You know they are annoying you. Just do it, they annoy home inspectors as well.

5. Replace missing electrical covers on switches, outlets, and junction boxes.

6. Replace any smoke alarms that were installed prior to 2002 with alarms that meet today’s requirements. Along with smoke alarms, be sure to install carbon monoxide alarms if you have a fireplace or gas appliance in the house.

7. Replace burnt out light bulbs.

8. Pull soil 6” away from the siding, basement windows, foundation vents and decks.

9. Install 6 mil. black vapor barrier over exposed soil in the crawlspace.

10. Install earthquake straps on your water heater.

None of these items are very expensive. You may even be able to do a good many of them yourself. In addition, if your prospective buyer is getting a mortgage, and most of them will be, items 6, 9, and 10 will be a requirement for financing.

Market Activity Dec 17, 2018-Jan 6, 2019

This market activity report covers about 3 weeks of activity and serves as a really interesting snap shot of what happens to the real estate market over the holidays. During this period Lake Oswego had 10 new listings, 26 properties go into pending status, and 45 closed sales. I think that Linda and I both have said on numerous occasions that the real estate market keeps chugging along, even at Christmas. This market activity report does a nice job of bearing that out. 25 houses sold! Even more impressive, 45 sales closed! That’s a lot of houses. The weak spot is the number of new listings. It makes sense. If you want to sell your house, it’s simply more convenient to wait until the hub-bub of the holidays is over. But it also illustrates that perhaps this is exactly the perfect time to put your house on the market. The buyers are out there. They are looking at houses and making offers. With the inventory down, and the demand remaining, this is an excellent time to list your house for sale.

  • There were 2,310 New Listings in November 2018 which was down 4.4% from November of 2017’s 2,416, and also down 25.5% from the previous month/Oct of 2018’s total of 3,100 .
  • At 2,144, November Closed Sales cooled  10.2% from November 2017’s 2,387, and also 12.1 % from the previous month/Oct 2018’s total of 2,440.
  • November’s Pending Sales (accepted offers), at 1,904 are down 19.7% down from November of 2017’s 2,371, and 23.3% from the previous month/Oct 2018’s total of  2,484.
  • The Average Sale Price in November of $448,900 was up $23,900 from last year/November 2017’s $425,000, and down a little from the previous month/Oct 2018’s $454,400 by $5,500.

Plastics and Recycling

Oregon is rather well known as a bastion of recycling. The first state in the country to instate a bottle bill, we are a community that prides itself on being good stewards of our land. This past week the City of Lake Oswego continued that heritage by passing a restriction for single-use plastic bags. In the next year plastic shopping bags will be fazed out at stores, restaurants, and even the farmer’s market.

About 10 years ago I read the book “Moby Duck”. It’s a non-fiction narrative about a shipping container that fell of a shipping freighter in the Pacific ocean. The container was filled with multi-colored, plastic ducks, the kind that kids play with in the bath tub. A rather unique cargo, these ducks have been washing up on beaches all of the world ever since. It provided an opportunity to study plastics in the ocean and how the plastic migrates. It’s shocking.

I’ve also heard it said that as much as recycling is wise, an even better direction to go is to not use the plastic in the first place. I see the city’s ban on plastic bags as a very wise move that will be a small step in the right direction.

Speaking of recycling, correct plastic recycling is super confusing. It’s bit of a pet peeve of mine that folks don’t know what is and isn’t recyclable. Those clam shell packages for spinach and lettuce? Not recyclable at the curb. Particularly at the holidays, the time of year when we are at the peak of consuming and recycling, it is a good idea to be mindful of using and purchasing items that are recyclable. Good for LO for taking the initiative to curtail the use of plastic. The bags are a step in the right direction. Now can we do something about drinking straws?
