Gosh it is hot! As I was going through my Facebook today I saw that people in Arizona were posting pictures of things melting in the heat! I am very thankful that it does not get so hot here at least, however it is still very hot.
During the week of the 12th through the 18th we saw 25 new listings, 26 pending properties, and 27 sold homes. One of the more interesting houses for me to see reach the market is the property on 4660 Upper Dr. This house was on my running route as I grew up here in LO. I remember seeing that house, but do not really remember anything about it other than it was yellow. It never really stood out to me, and then it gets a complete remodel and it is stunning! Way to turn an old home into a beautiful masterpiece.

Our Market is moving right along. I’m going to step out on a limb here and give my opinion that this year is just a bit slower than last year. Don’t get me wrong, it is still a seller’s market, but it is just not quite as intense, in my opinion. Last week in Lake Oswego we had 28 houses come onto the market as new listings, 22 houses go into pending status, and 19 become closed sales. A year ago, my memory is that the new listings were nearly identical with the pendings happening at the same pace as the listings coming onto the market. Time will tell if I am correct. Right now its the numbers and also a bit of my “Realtor sense”.

Asbestos CrystalThis post is prompted by an article I read this morning in this week’s Lake Oswego Review. A woman on Weatherstone in Mountain Park started a home renovation project last June. She removed 1300 square feet of asbestos ceilings without taking proper care for its containment. The DEQ inspected the sight on July 8, 2016 and found asbestos debris inside of the house, on clothing, personal belongings, the heat register, and outside of the house on the porch, walkway, and mulched perimeter. This woman has now been fined $31,200.
That’s a lot of money. And all because she was likely trying to save money on the project by either doing it herself of by hiring an unlicensed contractor. Some savings.
Pipe wrapped in asbestosAsbestos is nasty stuff. It is a naturally occurring silicate mineral that is made up of fibrous crystals. It is strong, insulates well, and is fire resistant. Because of the nature of the material it was wildly popular in home construction for years.
Where it is a hazard is if it is torn or worn to allow the fibrous crystals to become dust in the air that you can then breathe in. Those little crystals get into your lungs and get stuck. You can not cough them out. They stay in your lungs for years and years continually irritating the area until they can become cancer.
Think about what this lady did. She had the particles all over her house, inside and out, on heat registers where they would be additionally blown about and circulated. There is no way that she hasn’t exposed herself to breathing that stuff in, along with everyone else in the house hold. It’s just plain stupid, stupid, stupid.
About 3 years ago I sold a house that had asbestos popcorn ceilings. I had the home owner have them professionally removed prior to putting the house up for sale because the ceilings were visibly damaged. It was about 1000 square feet, and as I recall it cost $4000. This was removing the old ceiling and then texturing and painting a new ceiling. There is not so much money involved here that could possibly make improper removal even a tempting option. Just. Don’t. Do. It.
We are having just outstanding weather with mild sunny days, lots of blue sky, and gardens that are in full bloom. May and June in Oregon is hard to beat. This is also the time of year when our real estate market really heats up. My theory, along with wanting to move during the summer break, is that people want to identify the house they are moving to before their vacation plans complicate the timing. So it is a great time to be both buying and selling. This is reflected in last week’s market activity where Lake Oswego saw 29 properties come onto the market as new listings, 26 properties go into pending status and 19 properties that sold/closed.

According to the RMLS Market Action Report for the Portland Metro Area, April, 2017:
There were 3,579 New Listings in April 2017 which was down 7.9% from April of 2016’s 4,082, but UP 4.3% from March of 2017’s total of 3,604.
At 2,219, April Closed Sales were down 15% from April 2016’s 2,611, and also down 11% over the previous month/March 2017’s total of 2,494.
April Pending Sales (accepted offers), at 3,088 fell 10% from April of 2016’s 3,432, but were UP 1.5% from the previous month/March 2017’s total of 3,043.
The Average Sale Price in April of $428,800 was up $31,100 from April 2016’s $397,700, and showed hardly any change from March 2017’s $428,400.
