There’s some good news in Lake Oswego about the Farmer’s Market.
Thanks to a grant from the Oregon Farmer’s Market Association, the Saturday market at Millennium Plaza has been extended by 3 additional weeks. The final market will take place on October 25th instead of October 4th. This market is more than a shopping trip, it’s an event. Live music, yummy meals, and hand crafted goods are offered along with all of the harvests of fall. The market runs Saturdays from 8:30 to 1:30.
In addition, there will be an Farmer’s Market in Lake Grove on September 7th, October 5th, and November 2nd, from 11am to 2pm on Hallmark Drive.
As we wind down the summer, the selling market in Lake Oswego remains strong. While there were only 11 new listings, there were 22 properties that went pending and 18 closed sales. One of the new listings sold very quickly and appears in this report as a pending sale. These numbers were for both zip codes 97034 and 97035 in Lake Oswego.

One of the very first houses that I sold when I got my real estate license was on Oswego Lake. It is absolutely a stunning place to live, and owning a home on the lake itself is a goal of many people. I enjoying touring and showing the waterfront homes. I thought it would be interesting to do a snap shot of current prices.
Wealthy home owners enjoy their manshions with boat houses along the beautiful shores of Lake Oswego in Oregon.
There are currently 30 properties for sale on the lake. The least expensive is a condo for $479,900. It does not have lake views, but does have access to the lake. This is one of 4 condos that are currently for sale. I think the most interesting of the 4 is a condo with wonderful lake views and also a private boat slip for $949,000.
The lake has two bays. West Bay at the West end and Lakewood Bay at the East end. Values for the three houses currently for sale in the bays start at $2,850,000 and go to $3,999,000.
Then there are the canals. There are 2 canals. Blue Heron is a wide canal,, and the Main Canal is a moving body of water. This is where the water comes in from the Tualatin River. There are 4 houses currently for sale on canals. Prices start at $1,695,000 and go to $2,750,000.
Then there is the main lake. There are 19 houses currently for sale on the main lake. Prices start at $2,950,000 and go to $9,900,000. That is a wide price range. Several factors play into this. Size and age are the biggest factor. A 5,000 square foot home that was built in 2022 is simply worth substantially more than a 2,000 square foot house that was built in 1925. Sadly, the older and less expensive houses are torn down pretty frequently. I say sadly because I like old house but I know that not everyone does. Another factor that plays into this is sun exposure. The North side of the lake, for the most part, has full sun all day long. On the South side that is not always the case and, in fact, there are few spots where the houses get no sun at all.

The real estate market has slowed slightly in the last couple of weeks, which is typical for mid August. Last week in LO, 17 properties came onto the market. Of those, 2 sold super fast and appear in this report as pending sales. 18 properties went pending, which is very balanced between listing coming along and going pending. There were 6 closed sales.

Here is your look at the greater Portland area calculated for the previous month with Lake Oswego broken out at the bottom. ***Be sure to check out the Neighborhoods Report below which categorizes into smaller pieces.
New Listings & Pending Sales are down from the month prior. Inventory has inched up a bit in a continuing trend. July is typically vacation time, so slowing is normal every year. Next month usually shows a seasonal adjustment in increased activity~we’ll see. Prices took quite a dip overall from the month prior, so right now is a great time to Buy if you’ve been thinking about it. Rates are lowering. Check out “Neighborhoods” below to see which ones are going up and which are going down in price: Take a look at the Gresham area, and NE Portland took a pretty big price haircut so there’s an opportunity for Buyers.

According to the RMLS Market Action Report for the Portland Metro Area July 2025:
There were 2,931 New Listings in July which increased a slight 0.9% from the 2,905 in July 2024, and decreased 5.3% from the 3,096 in the previous month/June.
At 2,005 July 2025’s Closed Sales (Solds) are down 3.4% from July 2024’s 2,075 and up 0.9% from the previous month’s total of 1,988.
At 2,177 July’s Pending Sales (Accepted Offers) are down 0.6% from July 2024’s 2,191, and up a are decreased 4.0% from the previous month/June’s total of 2,267.
The Average Sale Price for July 2025 of, $621,800 is down $1,100. from last year/July 2024’s $622,900, and down $12,600 from the previous month/June’s $634,400.
The “Median Sale Price (the price smack dab in the middle of all sales) in July 2025 of $555,000 is up $5,000 from July 2024’s $550,000, & down $15,000 from the previous month’s $570,000.

Mark you calendars for September 18th, 5:30-7:30pm. The City of Lake Oswego is hosting an emergency preparedness fair. We know that significant events happen. I’ll never forget the ice storm and sub-zero temperatures that hit LO in January of 2024. It was a tough week! This fair will show you how to prepare for earthquakes, floods, winter storms and other disasters. The event is free and will feature approximately 20 information booths, plus programs and activities. It will take place at City Hall, 380 A Avenue. The time to get prepared is now!
Here in Lake Oswego, we are having the most glorious summer. Perfect weather with temperatures consistently in the 80’s. We are bound to have a few hot days (around here, that generally anything over about 95 degrees). But, I’ll tell you what, I’m enjoying our climate!
