Market Activity Report July 18-24, 2022

The real estate market in Lake Oswego last week continued to be well balanced between buyers and sellers. There were 18 properties that came onto the market, 3 of which sold so fast that in this report they are part of the pending properties. 21 properties went pending and 16 sold/closed.

Surprisingly, interest rates actually went down slightly after the Federal Reserve raised the prime lending rate by .75%. Mortgage rates are influenced by the prime lending rate but not completely dictated. Other forces have impact as well. The drop in mortgage rates was a refection of factors such as investors taking money out of the stock market and putting it into safer investments like mortgage bonds. This growing demand leads to lower rates.

Portland Real Estate Stats + LO ~ June 2022

Overview/Fluctuations ~ Market Data:
We are seeing the effects of interest rate increases in the Portland market. Gresham, Milwaukie, Oregon City and Tigard are holding their own as competitive for Buyers. The rest of the areas of Portland saw Buyers putting their collective foot down as evidenced by the Average Sale Prices compared with the previous month. We call this stabilization, so it’s actually a good thing. Inventory is rising to almost 2020 levels at 1.4 months, but 2018 was 2.1 months inventory and 2019 was 2.4 months, so you can see we’ve got a way to go before we’re back to those levels. Rates: Right now I’m told rates for primary/owner-occupied are at around 6.1% with great credit, utilizing a discount point and putting 20% down.

According to the RMLS Market Action Report  for the Portland Metro Area-June 2022:

  • There were 4,295 New Listings in June 2022, which was down only slightly from June  2021’s 4,298, and up 11.5% from the previous month/May’s 3,853.
  • At 2,893 June 2022’s Closed Sales (Solds) are down 16.8% from June 2021’s 3,477, and down 0.8% from the previous month/May 2022’s total of 2,916
  • At 2,563 June 2022’s Pending Sales (accepted Offers) are down 27.5% from June 2021’s 3,534, and also down 17.9% from the previous month/May 2022’s total of 3,122.
  • The Average Sale Price in June 2022 of, $633,300 is up $36,200 from last year/June 2021’s $597,100, and down $16,300 from the previous month/May’s $649,600.  
  • The “Median” Sale Price”  (the price smack dab in the middle of all sales) in June 2022 of $570,000 rose from last year/June 2021’s $521,000 by $49,000, and is down $5,000 from the previous month’s $575,000.

Market Activity July 4-10, 2022

Doing the market activity report for last week makes me feel like the market is very balanced. The volume of sales is very much like it was the last time that I did this report with nearly identical volumes of new listings, pending sales, and closed sales. This is a good environment for both buying and selling.

Last week in Lake Oswego there were 18 new listing that includes four that went into pending status that same week. There were 16 pending sales and 16 closed sales. As I said, very balanced.

LO’s Amazing Library

I want to take this opportunity to brag about the Lake Oswego Library. It is rare for a day to go by where I am not benefiting from one of its many services.

My primary use of the library is checking out audio books. I just love to listen to books. They are generally read by the author (Bruce Springsteen’s autobiography) or by professional voice actors. Roy Dotrice, the voice actor who reads The Game of Thrones, has created 100’s of voices for George RR Martin’s novels. You know by the voice intonation and accent who is talking. It’s truly an art form that I have come to just love.

Of course, there are 1000’s of books in paper format to check out. In addition, there is a huge selection of DVD and Blue Ray Movies.

The Library of Things

In addition of books and movies, there is also a Library of Things. You can check out kitchen tools (seasonal cake pans, etc), sewing machines, party supplies (karaoke machines, etc), games, recreation supplies, telescopes, just lots of great stuff.

Lake Oswego Reads

This is a city-wide reading event held each winter. A group of citizens, including high-school students, chooses a book. Hundreds of books are distributed for free. City-wide events are held to show case themes in the book, and, usually, the author gives a talk. The books are always terrific and participating in the events is a nice enhancement to the reading experience.

Cultural Pass

Finally, I want to let you know about the Cultural Pass that you can obtain on-line to gain free access to some of the area’s most popular places to visit. Simply go on-line and make your reservation. You can then print it off or download it to your mobile device. These passes will give you free access to these locations:

Summer in Lake Oswego

Summer of Music

Absolutely one of my favorite events in Lake Oswego is the outdoor summer concert series. Wednesday nights from 7-9pm. They are free. In July they take place at Foothills Park along the Willamette River. In August they take place at Westlake Park on the West side of town. There is just something about them. The cooling of the hot day, the ambiance of being outdoors, and the dancing. People show up to dance. I once saw a man and a woman, the woman was in a wheelchair. They spent some time just swaying with her in her chair. Then the man stepped in front of her, gently lifted her to her feet, and they danced. Really, really wonderful.

Sunday concerts take place July 10 & 24, and August 7 & 21, 6-7:30 pm at Millennium Plaza Park.

Movies in the Park

There are three outdoor moving events. They start at dusk, approximately 8:45pm.

On July 21st, at Millennium Plaza Park, the movie will be the animated feature, Luca.

On July 28th, at Millennium Plaza Park, the move will be Space Jam, a New Legacy.

On August 4th, at Westlake Park, the movie will be Sing 2

During the movie events there will also be face painting, balloon artists and snacks for purchase.

Market Activity Report June 20-26, 2022

The rise in interest rates appears to be having an impact on sales, although the numbers do remain strong. I’d say that if anything, at least at this point, the market feels fairly balanced between buyers and sellers.

Portland Real Estate Stats + LO ~ May 2022

Overview/Fluctuations ~  Market Data:

Listings, Accepted Offers and Sales are up overall from the prior month and a bit down from last May. Most neighborhoods in the Portland area saw their Average Price rising over the previous month, and Inventory is finally back up to where it was last August, which is still historically low.    

Of course the big story at this moment is rates:

Rates: “The market has experienced a dramatic move higher as the Federal Reserve fights inflation. According to the RMLS Market Action Report  for the Portland Metro Area-May 2022:

  • There were 3,853 New Listings in May 2022 decreased 3.0% from May of 2021’s 3,971, and increased 4.6% from the previous month/April’s 3,684.
  • At 2,916  May 2022’s Closed Sales are down 8.4% from May 2021’s 3,183, and up 4.8% from the previous month/April’s 2022’s total of 2,782
  • At 3,122 May 2022’s Pending Sales are down 16.0% from May 2021’s 3,717, and increased 3.9% over the previous month/April 2022’s total of 3,005.
  • The Average Sale Price in May 2022 of $649,600 is up $67,400 from last year/May 2021’s $582,200, and up $16,700 from the previous month/April’s $632,900.  
  • The “Median” Sale Price (the price smack dab in the middle of all sales) in May2022 of $575,000 rose from last year/May 2021’s $515,000 by $60,000, and $15,000 from the previous month/April’s $560,000.
