Here is our monthly look at the surrounding areas and LO stats broken out below:

Overview/Fluctuations ~ May 2023 Market Data:                                                      

Inventory is mysteriously staying the same (low).  So, the number of homes entering the market is increasing, the number of homes with accepted Offers is increasing, and the number of Closed sales is increasing…but Inventory is staying the same.  And if you look at the Neighborhood Report below you’ll see that in most areas on the east side (with the exception of Oregon City) the price is not moving dramatically from last month, while a few areas were really notable, such as Oregon City/Canby (which dropped by $46,500), West Portland (which rose by $42,500) and Beaverton/Aloha (which rose by $46,000).  Overall I’d say it looks to me like the west side is picking up faster than the eastside.

According to the RMLS Market Action Report  for the Portland Metro Area-May 2023:

  • There were 3,200 New Listings in May which is down 15.9% from 3,853 in May 2022 and up 22.1% from the 2,653 the previous month.
  • At 2,008 May 2023’s Closed Sales (Solds) are down 31.1% from May 2022’s 2,916, and up  17.6% from the previous month’s total of 1,707.
  • At 2,379 May 2023’s Pending Sales (Accepted Offers) are down 23.8% from May 2022’s 3,122, and up 9.9% from the previous month/April’s total of 2,164.
  • The Average Sale Price for May 2023 of, $618,800 is down $30,800 from last year/May  2022’s $649,600, and up $12,700 from the previous month/April’s $606,100. 
  • The “Median” Sale Price (the price smack dab in the middle of all sales) in May 2023 of $550,000 dropped $25,000 from May 2022’s $575,000, & is up $20,000 from April’s $530,000.

Looking forward to the 4th

There is just so much to see and to do in LO during the 4th of July.

Kick the day off with the annual Lion’s Club Pancake Breakfast. Held at George Rogers Park, it’s all you can eat with pancakes, sausage, coffee, orange juice and milk. $10 for adults, $7 for kids under the age of 12. The breakfast runs from 8:00am to 11:00am.

Small round charcoal grill ready for grilling at the summer picnic.

If you time it right, you can have breakfast and then head to the Star-Spangled Parade. The parade starts at Lake Garden Court then travels to Chandler and 10th Street and onto A Avenue. It proceeds to 2nd Street and finishes at Millennium Plaza Park. Featuring floats, Fife and Drum Band, Boy Scouts, Girl Scouts, classic cars and costumed canines. The celebration continues at Millennium Plaza Park with live music, face painting, balloon animals, a pie eating contest and more. Local food crafters will be selling great food.

Cap the day off with a fireworks show. At Foothills Park, starting at 8:00pm with live music from Satin Love Orchestra, a high energy and disco dance band and a laser lights show. The event goes until 10:30pm.

The big event is the annual fire works show. It is set off on the West end of the lake but visible from many locations. I recommend you find your seat early for the best viewing. In my experience the fireworks start about 10:00pm and runs for about half an hour.

Plan ahead and make the best of this patriotic celebration of our country.

LO Festival of the Arts, June 23, 24, and 25

This annual event is a real highlight of the year. Held the first weekend in June after Father’s Day, this year is the 60th anniversary of the first festival which was held in 1963. It has a bit something for everyone.

Inside the juried event

The purpose of the festival is art education and a celebration of culture and community through art. There are 3 main events.

First is the juried competition. Artists from our community, but also artists from other parts of Oregon and even other states participate. It’s an eclectic mix of classic, modern, and whimsical. A panel of judges awards ribbons and honorable mentions. Most pieces are also offered for sale. This part of the festival is held at the Lakewood Center.

Then there is the arts and crafts fair. Booths are set up by artists who are selling their creations. You’ll find pottery, jewelry, clothing, yard art, gifts, lots and lots of fun stuff. I have purchased several pieces of yard art that I just treasure. This part of the festival is held across the street from the Lakewood Center in George Roger’s Park.

Then there is the music and entertainment. From Latin Funk, to Jazz, to Rock n Roll, the entertainment is great. There are also art demonstrations, art events for kids, and plenty of opportunities to grab a beverage and a bite to eat. These activities happen in George Roger’s Park. Festival hours are Friday and Saturday, 8am to 9pm. Sunday from 8am to 5pm. Other than what you might purchase, the event is free. You are encouraged to use the free shuttle buses to attend. There is simply not enough local parking to accommodate the expected attendance. Shuttle stops are at Lake Oswego High School, Lake Oswego Junior High School, Lakeride High School, and from downtown LO.

Market Activity May 22-28, 2023

Last week in Lake Oswego was highly favorable for folks who are selling their homes. 26 properties accepted offers. There were 12 new listings. Three of those accepted offers quickly and are represented in this report as pending sales. There were also 12 closed/sold properties. With pending sales at more than twice the number of new listings, that is a strong sign that the market remains excellent for selling. It also shows that buyers want to purchase and are not dissuaded by today’s interest rates.

Portland Metro Neighborhood Stats + LO

Here is the monthly breakdown of the prior month’s activity in the greater Portland area with Lake Oswego broken out at the bottom.

Overview/Fluctuations ~ April 2023 Market Data:                                             

Inventory is creeping up, but just enough to meet where it was in February. If you look at last year/April vs this year, New, Pending and Sold  categories are all down 28-38% and New & Pending sales are up slightly from the previous month. Basically, there are still not enough homes to meet demand & Buyers are out actively looking, so we’re recovering ground, but slowly. As with most things, the housing market is affected by the news cycle, and it would be reasonable to surmise that the brinksmanship on display in Washington is temporarily giving people pause.
