Market Activity Report- January 5 – 11, 2009

Activity is picking up as evidenced by the number of new listings below. However, I’ll caution that roughly half of these are “freshened” listings, and though I like to pick through them and only display the truly “new”, scheduling did not allow me to do that for you today.

Market Activity for December 29, 2008 to January 4, 2009

The holidays are over, the snow has melted, and it’s time for the market to get going. This past week there were 13 new listings, 3 pending sales, and 2 closed sales. Of particular interest to me is the sale on Dellwood Dr. Dellwood is absolutely one of the prettiest streets in Lake Oswego. This was a house that Linda and I had toured together during a Broker’s Open. It was a mid-century modern in architectural design and was decorated in the same manner. It had been on the market for a very long time. An offer was accepted on it in mid December and it closed just two weeks later. For the location the house was a nice value and I sure the seller is happy to start the new year with the house sold.

Lake Oswego Real Estate Activity Report – December 22-28, 2008

Lake Oswego saw two properties enter the market last week.  Feet of snow and ice may stop delivery companies and impair mall traffic the week of Christmas, but the real estate market moves forward! (albeit slightly)

It’s Christmas, there is a foot of snow on the ground, and, yes, the market is slow. Lake Oswego Real Estate Activity – December 8-14, 2008

It appears that even in the depth of winter, real estate is alive in Lake Oswego.

There were a total of 18 “new” listings showing in RMLS, however, I am including only the 12 that are either brand new, or have been off the market for at least 4 – 6 weeks.

Lake Oswego Real Estate Market Activity – November 17-23, 2008

Real estate activity is chugging right along in Lake Oswego this month.

New properties hitting the market during this last week total 31. 24 are detached, single family residences.  Of those 24, the ones listing for under $500,000. total 9.

Sold properties this last week total 9.  6 are detached, single family residences.  Of those 6, the ones selling for under $500,000. total 4.

Data represents activity from November 10th to November 20th.

Of particular note, to me, was finding the closed sale at 2870 Park Rd. This was a 1973 built home that was described as a cosmetic fixer. With 2380 square feet, it’s a nice size home and in a very nice neighborhood, Palisades. What is remarkable is that it sold in just 4 days and for $17,000 more than the asking price. It shows that when a property is priced right it will sell quickly, and perhaps for more than the list price. Our market still has a pulse.
