According to the RMLS Market Action Report for the Portland Metro Area, November, 2018:

  • There were 2,310 New Listings in November 2018 which was down 4.4% from November of 2017’s 2,416, and also down 25.5% from the previous month/Oct of 2018’s total of 3,100 .
  • At 2,144, November Closed Sales cooled  10.2% from November 2017’s 2,387, and also 12.1 % from the previous month/Oct 2018’s total of 2,440.
  • November’s Pending Sales (accepted offers), at 1,904 are down 19.7% down from November of 2017’s 2,371, and 23.3% from the previous month/Oct 2018’s total of  2,484.
  • The Average Sale Price in November of $448,900 was up $23,900 from last year/November 2017’s $425,000, and down a little from the previous month/Oct 2018’s $454,400 by $5,500.

It’s starting to feel like the Holidays. Last week in Lake Oswego we had 11 new listings, 15 pending sales, and 7 closed/sold properties. Notice that the pending sales are still a pretty healthy number. That is because at this time of year buyers want to make an offer now to be in their new home by Christmas. This, combined with low new inventory, actually makes this a pretty good time to have your house on the market.

Last week’s market activity in Lake Oswego had just 4 new properties come on the market. That is pretty typical as the holidays start to approach, but just 4 is fewer than I would have expected. We had 15 properties go into pending status and 20 closed sales.

News & Notes ~ Sept 2018 Data

Inventory is higher & prices have evened out a bit. Sounds like a good time to buy!  Its said that when the inventory gets to around 4.0 months, it becomes a balanced market. We’re not *quite* there, yet, but it is a leveling-out market now for sure, and fall is always a great time to buy anyway ; )

Here is your look at the most recent data for the entire Portland area (Sept) and how Lake Oswego fits in to this picture just below:

  • According to the RMLS Market Action Report for the Portland Metro Area, September, 2018:
    • There were 3,606 New Listings in September 2018 which was down slightly at  1.0% from September of 2017’s 3,644, and also down 14.4% from the previous month/August of 2018’s total of 4,214 .
    • At 2,272, September Closed Sales fell  14.6% from September 2017’s 2,660, and is also down 23.4 % from the previous month/August 2018’s total of 2,967.
    • September’s Pending Sales (accepted offers), at 2,471 were cooler at 9.5% down from Sept of 2017’s 2,730, and 10.5% down as well from the previous month/August 2018’s total of  2,760.
    • The Average Sale Price in September of $447,800 was up $21,100 from September 2017’s $426,700, and down from the previous month/August 2018’s $462,400 by $14,600.
