Beautiful running routes in Lake Oswego

I hope you are all enjoying this great weather today, though in the past few days it has been seeming a little bi-polar with sun, then rain, then sun again.
With sunshine and pleasant temperature, I have found that I am more motivated to trail blaze my old running routs, and I have seen many other neighbors express the same motivation. I must say that Lake Oswego is one of the BEST cities I have ever found to be an active power-walker, hiker, or jogger in. My personal favorite route is to follow along Lakeview Blvd, up Summit (if you are looking for a good booty-kicker hill), and then down around Iron Mountain. For the distance I like to choose North Shore, McVey, and then South Shore (though it will be a while before I can enjoy that heck-of-a-trek).
Wherever you wander you will likely see the most beautiful of scenes with our lush greenery, glimpses of our glimmering lake, magnificent houses, and many friendly neighbors (I have never run into a person in LO that hasn’t offered up a friendly wave or a kind hello!)
So wherever your feet take you, I hope you get the chance to work up a healthy sweat in our activity-friendly city.

Attitude is Everything!

I have been spending the last several weeks getting my 84-year-old Mother ready for a move to a new home. In all of the sorting and cleaning, I came upon a printout of an early propertyblotter post that my Mom had saved. It is one of my very favorite posts. Feeling sentimental, I thought I would share it with you again. Enjoy.

Please remember this was written in January of 2009, early in the Great Recession.

You may have noticed that both Linda and I tend to approach our careers in real estate with a pretty positive attitude. We share a world-view that allows for positive outcomes. I don’t know about Linda, but I do know that I have received criticism for maintaining this perspective while so much that is going on in the world, particularly in the current economy, is just so terrible. Because we are beginning a New Year, and I intend for 2009 to be a great year, I thought this would be a good time to share with you where I learned my positive attitude.

For those of you who know me, you also know that my mom was a Realtor before me. She was my mentor and role model not just in life, but also as a Realtor. And she is the one who taught me to have a positive attitude. She taught it by example. Her story is really quite remarkable.

My mom, Audrey Slater, was 24 years old the summer of 1954. She lived here in Lake Oswego and was the mother of a young child. She was one of 8 people who were residents of Lake Oswego who contracted polio that summer. For such a small town, it was considered to be an epidemic. 3 of those 8 people died. My mom was one of the lucky ones. She wasn’t killed by it. But she was paralyzed from the chest down. At that time there was no vaccine to prevent polio and there was no proven treatment. Fortunately she was well cared for. The nurses and doctors wrapped her in hot, wet, wool blankets and regularly moved her to help prevent muscle atrophy. When she recovered her future was uncertain. She was told she could quite possibly never walk again. She absolutely refused to accept that possibility. She spent the next several years of her life regaining her strength and learning to walk all over again. She went from her bed to a wheel chair and then to crutches and finally to walking on her own. She went on to be the mother of 3 additional children, including me. I clearly remember her overcoming many challenges that being a polio survivor brought, and foremost in my mind I remember her on-going insistence on maintaining a positive attitude.

This was the era of Norman Vincent Peale. The author of “The Power of Positive Thinking”, he spread a message of hope and good living through books, letters, and his work with people.

My mom took it to heart. She used it to overcome so much. Today, after raising a family and being a very successful Realtor here in Lake Oswego for 28 years, she is such a fine example of a life well lived and a life that has been lived to its fullest, despite tremendous challenge.

Are these times hard? Sure they are. Do they amount to the sum of our human existence? Absolutely not. This is a moment in time: a moment in history. And, frankly, there is much to be hopeful and optimistic about. It is our challenge to choose how we approach the day. Are we going to make it a good day? Or are we going to surrender to negativity and allow it to become a bad day? Will we allow news reports to keep us from moving on with our lives? Will we allow fear to keep us from noticing all the good things about this point in time relating to real estate…like record-low interest rates and prices? I would argue that a positive mindset allows for more rational decision making when coupled with an assessment of the variables.

This does not mean that I am unwilling to be realistic about facts and the current economy. It does mean that I will approach the current market and find a way to make it work to my clients’ benefit, whenever possible. It also means that even when the situation is tough, I will pledge to handle it with grace and good humor.

Hello Property Blotter Readers!

Ok, I have a short post for you today as I’m running around helping clients along with Dianne and Whitney. Hopefully this will be helpful to some, though.

I constantly encounter clients who are searching in all kinds of places for properties online. I’m often amazed at getting lists of addresses people are interested in, only to find out that they’re all either Pending or Sold. ***The reason for this is that these sites (I won’t name them, but they are very popular and do a lot of advertising on television etc : ) basically suck their data out of the main database that Realtors use as their source of information; The MLS. Once they have that data, what their database does with it is anyone’s guess.

The minute a property goes on the market, its entered into and becomes viewable on the MLS. When it is Pending that’s entered and immediately viewable on the MLS.  When properties enter the market or change status to Pending, Sold, etc., these other sites have a lag time for updating their information, and they’re all different. Some hang onto properties a LONG time after they become unavailable.  So…. I highly recommend searching the MLS directly.  In addition to that, there are Good resources that offer various types of searching and stay pretty up to date.  Here are a few I recommend:

The most recent real estate numbers for Portland and the Lake Oswego/West Linn areas (RMLS lumps them together) are available.

According to the RMLS Market Action Report for the Portland Metro Area, March, 2015:

  • There were 3,596 New Listings in March which was up a full 24.7% from last month/February! and up 16.4% from March of 2014.
  • At 2,457 March Closed Sales increased a whopping 49.1% over February! and were up  32.3% from March of 2014.
  • March Pending Sales (accepted offers), at 3,384, was the strongest since 2006. Up… 33.5%  from February AND March of 2014.
  •  The Average Sale Price in March of $337,200 was up $9,200. from February’s Average of $328,000, and almost exactly the same from March of 2014’s $328,100. 

The combined areas of Lake Oswego and West Linn  for the month of March 2015 reported:

    • 373 Active Listings  (360 in Feb)
    • 209 New Listings    (198 in Feb)
    • 174 Pending Sales    (149 in Feb)
    • 130 Closed Sales   (86 in Feb)
    • Average Sale Price for March of $475,900.  ($518,300 in Feb)
      • NOTE: Higher-Priced vs Lower-Priced Homes Sales can scew the “Average” in any given month.  Lake Oswego has quite a variety, so this tends to be a less meaningful stat, generally speaking, in this niche.
    • Average Time on the Market: 104 Days  (100 in Feb)

This last week we saw fourteen new homes come up for sale, thirty two have started pending, and twenty three homes sold! This tells us that the houses that are now entering the market are less than HALF those that have gotten offers, the inventory can just barely keep up with the demand!

Tree City USA

This year Lake Oswego is celebrating 26 years as a designated Tree City USA! This is given to cities that demonstrate a strong commitment to managing and caring for trees by the National Arbor Day Foundation. With Arbor week being April 5-11, it seem appropriate to do some bragging about the beautiful trees in Lake Oswego.

trees 002The Natural Resources Advisory Board for the city designates significant trees in the city as “Heritage Trees”. Four new trees are being given this designation this year: two sycamores at 16584 Roosevelt Avenue, a giant sequoia at 14145 Redwood Ct, and a madrone at Oswego Pioneer Cemetary on Stafford Road. That brings the total number of trees with this designation to 35.

In honor of Arbor Week, the city has got some pretty fun events planned:

Free the Trees is a concept that began in Springbrook Park. The idea is that while it is hard to clear all of the English Ivy out of the Park all at once, if it’s done gradually it gets done over time. English Ivy, left to grow unchecked, kills trees. People who take walks through the park were asked trim and remove the ivy around one tree while on their walk. It worked! trees 003Stafford Grove Tree Planting & Poetry Reading. Thursday, April 9, 1:30-2:30, 1061 Sunningdale Rd. Join the Forest Hills/First Edition Neighborhood Association in planting a tree, and then listen to former Oregon Poet Laureate Paulann Peterson reading poetry.

Barnyard Tales & Heritage Tree Walk. Wednesday, April 8, 10-11am at Luscher Farm, 125 Rosemont Road. Lynne Bacon, a renowned storeyteller, will be holding a story time on the farm followed by a visit to the Heritage Trees that are located on the farm. Space is limited, so you need to register, although it is a free event. Register on line at www.loparks.org, use activity code #10646.

Blossoming Tree Craft. Saturday, April 9, 2-4pm, LO Library, 706 4th St. Make beautiful blossoming tree crafts. For all ages of tree lovers.

I personally have 4 HUGE trees in my yard, 3 firs and a glorious English walnut. They really enhance the feeling of sanctuary that I feel about my home.

What are Flowers Worth?

Hello all!

With the approach of spring comes the inevitable yard chores: fixing the fence, de mossing the roof, and planting annuals. Some of us really enjoy spending time outside in our yards, and some just don’t find much draw to yard work. But did you know that a nice clean yard helps in adding to the value of your home?
Sure planting flowers does not increase the appraised value, but it could be the key factor to attracting the right buyer! When we buy homes we are not often looking at JUST the interior of the home but the exterior, space, and location. Flowers, a new fence or deck, and a tidy lawn allow buyers to think in terms of what they would want to do with the space, and are less likely to worry about updating. And hey if you are not good with flowers then you can buy local plants that do not need much maintenance, but still help add aesthetic value to your home (even cactuses work).
So lets welcome the start of spring and get to some yard chores!

Today marks the official first day of Spring 2015! Flowers are blooming, bees can be seen here and there, the soft hum of frog croaks can be heard, and (if you are in the right place) the peacocks have started howling into the evening. Lake Oswego is an absolute gem when it comes to the spring time, and with the approach of luxurious weather comes our grand increase in the Real Estate market. Already we have 15 new homes that are making their debut, 25 now pending homes, and 17 sold houses! Right now is a very good time to look into listing your home if you have been waiting to do so.
