The Importance of 5%

l-lake-oswego-mansionOne of the most important services that I give to my clients is advising them about price. For people whose homes I am selling that advice is my opinion of what their house is worth. For people that I am helping to buy a home, that advice is what to offer. Both of these situations have in common the importance of 5%.

When you are selling your home
The first step in selling your home is consulting with a Realtor. I do a lot of preparation when I go into these appointments. I spend time on line looking at the statistics of home sales in the neighborhood, and then I spend time driving around the area looking at the comparable properties. Every neighborhood has a range of values, depending upon the amount of remodeling that has been done. So when I sit down with homeowners, I am pretty informed about what I want to advise. I am looking to list the house within 5% of what I think it is worth. I know that within this percentage the house is likely to sell. Higher than 5% and I know it will take a bit of a miracle to get the house sold, will lead to a potentially extended marketing time, and will likely end up with a lower final sales price.

So if you are planning to sell your home, please listen to your Realtor and take their recommended price very seriously. Please don’t list for more than 5% over the recommended price.

And if you have made the mistake of over-pricing, and it is time to do a price reduction, the reduction needs to be at least 5% to have an impact on the market.

For buyers making offers
The same 5% holds true when you go to make an offer. If you offer within 5% you have a high likelihood of coming to an agreement. If you offer less, it can shut down negotiations by offending the home owner. There are exceptions to this. I have learned to write whatever my buyer wants me to write because I have had low offers accepted that surprised me. It really comes down to the sellers situation and their motivation. But from my experience low offers generally do not come together. If you really want the house, offer within 5% of the listed price.

Tips & Tidbits

BankI find that lots of Buyers are a bit confused about Earnest Money and what its purpose is, how they might be at risk for losing it, etc. It is basically to compensate the Seller for taking their home off the market in the event you violate the terms of your Sale Agreement, but there are nuances to it in addition to that. Here are a few pieces of info & pointers in that regard:

A Few Notes About Earnest Money:

  • Earnest Money is a deposit you make at the time you make your Offer. This is to show that you are “earnest” or serious about your Offer, and to compensate the Seller for removing their property from the market  (while you perform your inspections & due diligence)  should you violate the terms of the Contract/Offer/Sale Agreement.
  • Talk to your Realtor about how much an Earnest Money Check should be….  It varies from situation to situation. The ultimate choice, however, is yours. A substantial amount of Earnest Money can demonstrate to the Seller that you are serious about the purchase, and shows a certain amount of stability, though this is not necessary or even advisable in all circumstances.
  • Earnest Money goes toward your closing costs & other transactional terms. It is held usually by Escrow as your neutral 3rd party and applied to the bottom line of your transaction, generally speaking. By virtue of its definition as Earnest Money, its NOT an additional fee.
  • There are several ways for a Buyer to cancel a sale and receive their Earnest Money back (during specified & agreed-upon timelines & specific acceptable reasons that are all outlined in the Offer itself). This action is not to be taken lightly, and/but, there are definitely provisions for it.
  • The Earnest Money check (a photocopy of it) accompanies the Approval Letter, a Cover Letter your Buyer’s Agent will create, and the Offer when your Realtor submits it to the Seller’s Agent (at least… that’s how   always do it).  In the event you are unable to physically hand your Realtor a check prior to when you want to get your Offer in to the Seller, you may have the option of using a Promissory Note redeemable/sent to Escrow in check form within a specified number of days following mutual acceptance of your Offer.  ***I advise my clients that a check is always preferable. A photocopy of it going along with your Offer makes a statement to the Seller that you are serious. This is especially true in a competitive situation. Again, though, each situation is different. Discuss YOUR best options with your Realtor.
  • Carefully study the Sale Agreement (Offer) wording to make sure you understand how and under what circumstances you are allowed to have your Earnest Money returned, and under what circumstances you are not. Basically, staying within outlined timelines and giving notice in writing within those timelines assures your Earnest Money is protected. It is important that, with your Realtor’s assistance and advice, you stay on top of timelines as outlined in the Sale Agreement. ***Bring ANY questions you may have to your Realtor’s attention.

Market Activity July 13 – 19, 2015

Whew, What a long list of homes to go through. It’s now past the middle of summer and Lake Oswego continues to be a hot spot to live in! We have so much going on! In the week before last we saw 21 houses hit the market, 29 homes going pending, and 26 properties sold.
I have to admit that I have been keeping an eye out for the house on 4660 Upper Dr, because it is along my running route. I’m happy to see it’s debut, feel free to check it out!

Tips & Tidbits

  • Documentation and timelines will be changing soon around your Lending and Closing Disclosures.  Make sure to discuss with your Realtor and your Lender as these changes can affect your ability to meet your contractual Closing date if not monitored properly. Specifically, there are a certain number of days mandated for your review of them prior to being able to Close, so find out your Lender’s plan for timing in getting them to you. Also, Escrow’s documents for your revew will depend on when they receive information from your Lender. Expected current timeline for implementation has now been moved to Oct 1st.
  • Speaking of meeting the Closing date and plotting timelines carefully, also remember to factor in the potential need for sign-off by an Appraiser if there were repairs that require that (either because of FHA or other loan requirements), or because an Appraiser calls something out that will necessitate it…such as the common issue of a Carbon Monoxide Detector not being in the home at the time of the Appraisal (…really  a Good idea to make sure there is one in the home before the Appraisal : )
  • Buyers- Make sure to discuss your Offer pricing with your Realtor in the context of current market value research before making your Offer.  In this competitive market, reports are varying widely that Appraisals are coming in just fine in some instances, and/but low in others. Per the Oregon Residential Real Estate Sale Agreement generally used, you are not obligated to pay over Appraised Value, and a bank will not lend over that value either. So… this becomes an uncomfortable negotiating point toward the end of a transaction should you really Love the house and the Seller won’t budge on price. Sometimes people are able to meet somewhere in the middle on price, but if you decide you want to proceed with some kind of arrangement in this realm of options, any monies over the Appraised Value will need to come out of your pocket. Take a close look at the best info available on values in that neighborhood in the recent past at the outset so that you don’t go too far afield in your eagerness to compete.
  • The same is true for Sellers. Make sure you take into account, when you price your home for sale with your Realtor, that your property will need to appraise “at value” in order to close at the agreed-upon price… without headaches, drama and potential “sale fail”.

Criteria: Homes in the 97034 and 97035 zip code, listed, pending or sold between the dates listed above as reported by the Regional Multiple Listing Service (RMLS). DETACHD refers to Single Family Detached Residence, MFG refers to manufactured housing, and ATTACHD refers to single-family residences with some portion of the structure attached to another property, but not constituting CONDO ownership. DOM stands for days on market, or the number of days from when the listing became active and when it received an acceptable offer, with CDOM standing for “cumulative days on market” accounting for “refreshed” listings.

Beautiful running routes in Lake Oswego

I hope you are all enjoying this great weather today, though in the past few days it has been seeming a little bi-polar with sun, then rain, then sun again.
With sunshine and pleasant temperature, I have found that I am more motivated to trail blaze my old running routs, and I have seen many other neighbors express the same motivation. I must say that Lake Oswego is one of the BEST cities I have ever found to be an active power-walker, hiker, or jogger in. My personal favorite route is to follow along Lakeview Blvd, up Summit (if you are looking for a good booty-kicker hill), and then down around Iron Mountain. For the distance I like to choose North Shore, McVey, and then South Shore (though it will be a while before I can enjoy that heck-of-a-trek).
Wherever you wander you will likely see the most beautiful of scenes with our lush greenery, glimpses of our glimmering lake, magnificent houses, and many friendly neighbors (I have never run into a person in LO that hasn’t offered up a friendly wave or a kind hello!)
So wherever your feet take you, I hope you get the chance to work up a healthy sweat in our activity-friendly city.

Attitude is Everything!

I have been spending the last several weeks getting my 84-year-old Mother ready for a move to a new home. In all of the sorting and cleaning, I came upon a printout of an early propertyblotter post that my Mom had saved. It is one of my very favorite posts. Feeling sentimental, I thought I would share it with you again. Enjoy.

Please remember this was written in January of 2009, early in the Great Recession.

You may have noticed that both Linda and I tend to approach our careers in real estate with a pretty positive attitude. We share a world-view that allows for positive outcomes. I don’t know about Linda, but I do know that I have received criticism for maintaining this perspective while so much that is going on in the world, particularly in the current economy, is just so terrible. Because we are beginning a New Year, and I intend for 2009 to be a great year, I thought this would be a good time to share with you where I learned my positive attitude.

For those of you who know me, you also know that my mom was a Realtor before me. She was my mentor and role model not just in life, but also as a Realtor. And she is the one who taught me to have a positive attitude. She taught it by example. Her story is really quite remarkable.

My mom, Audrey Slater, was 24 years old the summer of 1954. She lived here in Lake Oswego and was the mother of a young child. She was one of 8 people who were residents of Lake Oswego who contracted polio that summer. For such a small town, it was considered to be an epidemic. 3 of those 8 people died. My mom was one of the lucky ones. She wasn’t killed by it. But she was paralyzed from the chest down. At that time there was no vaccine to prevent polio and there was no proven treatment. Fortunately she was well cared for. The nurses and doctors wrapped her in hot, wet, wool blankets and regularly moved her to help prevent muscle atrophy. When she recovered her future was uncertain. She was told she could quite possibly never walk again. She absolutely refused to accept that possibility. She spent the next several years of her life regaining her strength and learning to walk all over again. She went from her bed to a wheel chair and then to crutches and finally to walking on her own. She went on to be the mother of 3 additional children, including me. I clearly remember her overcoming many challenges that being a polio survivor brought, and foremost in my mind I remember her on-going insistence on maintaining a positive attitude.

This was the era of Norman Vincent Peale. The author of “The Power of Positive Thinking”, he spread a message of hope and good living through books, letters, and his work with people.

My mom took it to heart. She used it to overcome so much. Today, after raising a family and being a very successful Realtor here in Lake Oswego for 28 years, she is such a fine example of a life well lived and a life that has been lived to its fullest, despite tremendous challenge.

Are these times hard? Sure they are. Do they amount to the sum of our human existence? Absolutely not. This is a moment in time: a moment in history. And, frankly, there is much to be hopeful and optimistic about. It is our challenge to choose how we approach the day. Are we going to make it a good day? Or are we going to surrender to negativity and allow it to become a bad day? Will we allow news reports to keep us from moving on with our lives? Will we allow fear to keep us from noticing all the good things about this point in time relating to real estate…like record-low interest rates and prices? I would argue that a positive mindset allows for more rational decision making when coupled with an assessment of the variables.

This does not mean that I am unwilling to be realistic about facts and the current economy. It does mean that I will approach the current market and find a way to make it work to my clients’ benefit, whenever possible. It also means that even when the situation is tough, I will pledge to handle it with grace and good humor.

Searching

Hello Property Blotter Readers!

Ok, I have a short post for you today as I’m running around helping clients along with Dianne and Whitney. Hopefully this will be helpful to some, though.

I constantly encounter clients who are searching in all kinds of places for properties online. I’m often amazed at getting lists of addresses people are interested in, only to find out that they’re all either Pending or Sold. ***The reason for this is that these sites (I won’t name them, but they are very popular and do a lot of advertising on television etc : ) basically suck their data out of the main database that Realtors use as their source of information; The MLS. Once they have that data, what their database does with it is anyone’s guess.

The minute a property goes on the market, its entered into and becomes viewable on the MLS. When it is Pending that’s entered and immediately viewable on the MLS.  When properties enter the market or change status to Pending, Sold, etc., these other sites have a lag time for updating their information, and they’re all different. Some hang onto properties a LONG time after they become unavailable.  So…. I highly recommend searching the MLS directly.  In addition to that, there are Good resources that offer various types of searching and stay pretty up to date.  Here are a few I recommend:
